Ocwen Loan Servicin is slowly killing me & my family

We purchased our home in July 2006. Remember this date you will see it again!Within one year of purchasing it, our mortgage was sold to the 'troll beasts' aka Ocwen LLC. Since then, according to the rude employees at Ocwen, we have never made a payment, and now owe $15,000.00 more than the house was appraised for.When we took possession of our house, (Our first I might add), we did so in July 2006 with the first payment due in September 2006. We are trying to refinance our home to get out from under the 'troll beasts'.I returned home from work (I am a Law Enforcement Professional) my wife informed me that we are listed on our credit score as being 24 months late. Thanks a @#!% lot Ocwen. Remember the July 2006 date mentioned above? Although we haven't made every payment on time, we HAVE PAID our payments. We have gone through multiple forebearance notes and the like but they are leaching every cent out of us to the point that we are near 1 payment being 1/2 half of my monthly salary which is unaffordable, obviously. No mortgage company (I am a decorated Combat Veteran as well) will help us due to our credit?It is no use calling and being placed on hold only to argue with them, AGAIN, about this. I am pulling my hair out over this, have lost sleep, have related blood pressure and digestive problems over this with them. We thought that buying a house would be better than paying rent on a house with 6 acres for 2/3 less of what we are paying for our house!We are most likely bound to give up the house and revert to renting again.If anyone has any lines on help (I have read with great interest the other blogs reference Ocwen and of the 2 Class Action Suits against Ocwen) we would be eternall thankful.

Ocwen Loan Servicing Mortgage Fraud equals Ocwen

Ocwen has been my loan servicer for my home loan since 1998. Over that time, I have had numerous foreclosurer notices and even had to obtain attorneys in fighting them. Ocwen does not record payments made and issues statements that are in conflict with each other. In 2002 my attorney spelled out in 33 points, exactly the same points that are included in the Class Action Law Suit that is occuring in the state of Illinois, I have a court stamped document to testify to this. Even the court document did not change their practices of charging large fees and expenses, not crediting payments and charging for insurance even after I have faxed them copies of my insurance declaration sheet. The service representatives are always ready to create forebearance plans that, in my case, reached an extra $300.00 more per month. Even, if I made the payments in a timely fashion, for some reason they were never credited on time to my account. When I made the forebearance down payment, which always consisted of $3,000.00 or more, I was never given statements to where this monies had gone. In 2006, I received a short statement of fees that they were going to waive, totaling of approximately $12,000.00 This was never credited to my account. Why wasn't this applied to my loan? Over the years, I have asked for statements,either on the phone, or on the internet and never received them. In fact, I sent one letter to an attorney in Cleveland Ohio who represents Ocwen for a complete accounting of my loan. That was in 2005 and I have never received it. At the end of 2007 after payments that were never credited to my account, they wanted to put me back on another forebearance plan, after about 3 or theses, I did not want to be put back on another one. They wanted to raise my payments. Also, Ocwen would make promises that if I would make 12 payments on time that I would be taken off the foreclosrer /forebearance status and that when I signed up for the forebearance that it would be reported to the credut bureau as paid up to date. This never happened. The 12 months came and gone and nothing, during that time was changed. In 2008, Ocwen decided to offer me a modification plan. The plan looked like a dream come true, but when I asked questions ie if I would be charged expenses at the end of the loan? How much would my payoff be if I sold the home? and if there would be early payment fees applied, they could not give me an answer. I made numerous calls and was put on hold for up to 2 hours, and when someone did try to help me, I had numerous different answers. I even wrote the ombudsman and still did not receive the answers to my questions, they would beat around the bush about the questions. I needed answers in writing before I would sign. They offered me another modification in May and again the same thing happened. I did not sign. In the meantime foreclosurer papers came, The Bank of New York as successors to Chase Bank was the loan owner on the lawsuit. I called both of these and even Chase Subprime loans and all stated that they had no interest in my house. Who is the 'party of interest' OF my loan? I still do not have a real answer Ocwen did not answer this for me and neither did the their attorneys in this case Today, July 28, 2008, my home of 24 years was sold at a sheriffs sale. This Is FRAUDULENT I have filed a complaint with my states Attorney Generals office and with the Fair Trade Commision in Washington DC. I have discoved the Class Action Law Suit that is taking place in Illinois and have written that attorneys office. I will be obtaining an attorney for my individual lawsuit. I am not going to stop fighting until Ocwens doors are shut. They are predators and they need to be stopped from their deceptive practices. I may lose my home because of them, but I think they will lose their business also. Have you noticed their stocks are going down and their business is dropping. Maybe a Large Class Action will finish them. What a shame that companies like theirs exit. Maybe if it wasn't for their dishonest ways, the housing market would not be plunging and banks would not be closing their doors. Most of us who are subprime did not cause the problems, companies like Ocwen has. Their main customer relations department is in India, could that be the reason communication problems existed at times Why as the United States of America, are we shipping our business out of our own country? I wonder if its the number from India who calls me, sometimes up to 4 times daily and as soon as I answer it hangs up? I call this harrasment.

Ocwen Federal Credit, Ocwen Financial, Ocwen Bank overcharging, adding fees, sheriff sale, higher note, more to give them to give a forberance

I had been sick and I went to them to ask for a forberance to save my house, they told me that I would have to send them $500 by a certain date and they would send me the paper work. I was doing good than I got sick again and had to be off work. I asked to help me and they told me this time I would have to send them $1245 and my notes would be $600 for the next 12 months I told them I could not afford that so they put it up for sheriff sale that was suppose to happen in March, I filed bankruptcy and my attorney asked me how far behind I was and I told him a little over $5000 they sent him a letter and told him that I was over $18,000 behind and I told him that was not correct. They had tacked on all kinds of fees, late charges and anything else they could think of and right now I am still trying to get them paid and my bankruptcy and I dont know what to do or where to turn and i started looking on the internet and saw this.

OCWEN LOAN SERVICING Ocwen Blatantly Lying To Decieve Customer

Update: I inquired about a Loan Mod with Ocwen back in April 2008 and submitted my paperwork (via certified mail) on April 25th.....I was told it would take 15 days to process. After countless phone calls to their 'Customer Service Number' which is in India I finally received the Modification Agreement @ 5pm Friday, June 20th. The agreement stated I had till June 25th. to sign and send back with my down payment. I noticed right away there was some very vague language in the agreement. The first item was in the cover letter and states:
NEW MONTHLY PAYMENT: $2,542.59(which may or may not include escrow)
Second item was in paragraph 3 which states:
'Any payments due for taxes or insurance will be your responsibility in addition to the payments of principal and interest required under the terms of this modification.'
I called OCWEN to go over the agreement and asked if my taxes & insurance were included in the monthly payment. Anthony in Bombay assured me the taxes & insurance were in fact included in the payment. Great!! I told him that there was an error in the cover letter and in paragraph #3 that stated that they were not included and asked him to please correct the error. The answer I got was astounding. Anthony informed me that this was their standard agreement that had been approved by the legal department and COULD NOT BE CHANGED. I asked him why he was telling me one thing on the phone but the agreement clearly states otherwise. Anthony informed me (in a very threating manor) that if I did not sign the agreement 'as is' that OCWEN would put my home in foreclosure. Which they ended up doing 2 days later.
The next item I inquired about was paragraph 9c that states:
'Any expenses incurred in connection with the servicing of your loan, but not yet charged to your account as of the date of this Agreement, may be charged to your account after the date of this Agreement.'
I asked Anthony what 'Any Expenses' were and he informed me that was 'legal fees and stuff'. I told him I thought that term was very vague and asked if he could be more specific. This inquiry seemed to irritate him emencely. Again I was informed that this was their standard agreement that had been approved by the legal department and COULD NOT BE CHANGED....along with the standard threat of foreclosure.
I feel I'm being forced to sign a misleading agreement that does not reflect what I'm being told on the phone. Aside from hiring an attorney (which I can not afford) what can I do??

Ocwen is trying to rip me off. I paid off my note with them in full in 2002. I have paperwork to prove it. They are trying to charge me another brand new note of the full $75,000 dollars all over again. Its on my credit report stating that I owe $75,000 and says I have a late payment. I called their customer service and they just say that cant give me any info because this is a new loan and is just now being processed. When I tell them I do not have a new loan and I want to speak with a manager they put me on hold and do not return. I wait for over an hour and when I call back, the recording says we are now closed. I need help to have this comapany pay for ruining my credit report for over 6 years now. Thank you.

Ocwen Loan Servicing LLC Ocwen Mortgage Company- Orlando Florida- Are riping homeowners off- This must stop now Orlando Florida

I see that I am not the only person who is being rip - off by Ocwen. What I don't understand is how Ocwen is getting away with so much? I have had Ocwen since May of 2006. How they came to acquire my loan is still a mystery.
In December of 2005 I refinanced with Quick Loan Funding based here in California. Before my loan finished escrow they sold my loan to Option One. Some how in May of 2006 Ocwen was servicing my loan. They still claim to this day that Quick Loan Funding is who they are servicing my loan to. I told them that Quick Loan funding went out of business here in California March of 2007. Ocwen also has never been on my Title. I can't sell my house because there is no proof of a lender. Ocwen has refused to send proof of who they are paying my mortgage to.
On February 3rd 2008 I filed with Ocwen a loan modification. I had to hire an lawyer because Ocwen never returned any of my calls because I was not in foreclosure. They said I had to be in foreclosure before they would do a modification and that I would have to pay 5,000 to do the paper work. It has been five months. My lawyer has filed several papers with them, they claimed they did not know I had a lawyer, they claim that the papers that my lawyer faxes them, they cannot read.
I had to sell one of cars just to keep my payments current because my daughter and I are on a fixed income. In October I will start falling behind in my payments. This is what they are waiting on. Hoping I will fall behind so they can charge outrageous fees and take my house. All of this could of been avoided.
I cannot understand why when you talk to someone in Ocwen they are always in India. A person you cannot understand.
I don't know what I am going to do come October. Ocwen does not know who they are servicing my loan to, so who have they been paying for almost three years? And if they don't know who my lender is, how can they claim that they can do a modification?
On their recorded message they state; ' we are a debt collector not a mortgage company.' So what gives them the right to say what happens to my mortgage if they do not know who my lender is?
They claim that what I filed with them in February was to old, but my lawyer sent them another modification in May. Now they told me yesterday that the one in February, that I was in to much debt, but they called back and said that they could modify my loan if I did not state my debt? Just put that I owe on my mortgage, and that I do not pay anything else? Isn't that illegal?
These people are hurting thousands of homeowners, they don't know who the so called investors are, they charge fees just to send a paper that is suppose to be free. I had written a letter to all of the C.E.O.'s of Ocwen today, if they do not respond then I hope by the grace of God I can find a lawyer before October to take my case, or my daughter and I will loose our home.
Ocwen told me today that they did not want my home, but yet they play terrible games with the homeowners. Most of their representatives you cannot understand because they barely speak English. I had read many stories about Ocwen, I am going through a horror story my self here in California.

Ocwen Loan Servicing Deceptive Practives for years Orlando Florida

Our mortgage was sold to Ocwen approximately 6 years ago. Immediately we started having issues with them. Granted at the time we had a situation, however we worked very hard to repair our situation.
Before the whole 'mortgage crisis' began in the economy, we have made several attempts to refinance to help our situation further. We have tried at least once every other year. EVERY time we had refinance compaines interested and ready to go, Ocwen reporting practices ultimately ended our attempts. We tried very hard to find a refinance company that can work through the mess Ocwen had created, as far as reporting. Over and over we heard the same things.... 'Ocwen has a history of bad reporting practices', 'they seem to report as they can, not on a required timely basis', 'None of this makes any sense', etc.
We am up front and honest to every company who seesm interested in refinancing us. However, to no avail, Ocwen seems to be able to keep us in their clutches. It feels like they are keeping us further and futher behind. We pay evey month... and yet it seems the loan amount has not changed in over two years.
This year has proven to be tough. We hav entered into yet another loan modification agreement. My husband lost his job late last year. He was very fortunate to obtain a better position earlier this year. A few months into his new job, I had lost my job. I have not been as fortunate to find a replacement yet. So far, we have been ok.
We made our payments, on time. However, we still receive notifications of notice of intent to foreclosure and daily recordings to call. I call; they 'assure' me that their records show adequate activity. I must admit after finally reading some of the ripoffreports.... I am unsure of the near future of this 'loan modification agreement'.
I am 100% convinced that they are crooked. I hve known this for quite some time. I have heard from reputable compaines, in not such bold terms... that they are crooked. They SHOULD BE federally investigated.

OCWEN Mortgage Loan Servicing, LLC RIP OFF SCAM artists West Palm Beach Florida

I hate dealing with Ocwen Mortgage. I guess that is a mild understatement. Ocwen bought my mortgage 1 1/2 years ago and it has been nothing but headaches and BS since then. My mortgage has went up twice, without notification and they have messed up my escrow now. We are behind by my choosing, because of the escrow. There is $1024.35 that Ocwen got from us but can't seem to tell us where that money went and/or why. I have done the math and it doesn't work. I changed my insurance company in March to lower my payments. I was paying $4800.00 a year for homeowner's insurance and now I'm paying $2605.00. (Ocwen mailed out payments to both and I am fighting to get the money back from the insurance company that I cancelled with.) Also, my homestead exemption kicked in as of Jan 1st 2008. I called and guess what? They hadn't applied it to my mortgage. I fought like hell to get it in place. (2 months time, BTW.) My payment should have gone down by close to 600.00 a month. But, they called on Friday to inform me now that my mortgage payment has gone up, ironically the exact amount of money that I saved via insurance and taxes to the penny. LOL. Also, to inform me that they don't pay my taxes, although they have for 2 years and it is in my contract that I make one payment, which includes prin+int+ins+taxes. They state that they have paid my taxes to date simply as a courtesy. LOL. A courtesy? How about this, per my contract? They did not have the original contract in front of them and the girl tried to start bullying me. LOL. I don't bully easily. It's simply not worth it to me. Now they have called 26 times since July the 1st and 50% of the time when they hear my voice they hang up. You can hear the typing in the background. LOL. They did call and asked for my husband, and he says 'My wife handles all of the finances.' I kept them on the phone for 49 minutes yelling at them and asking them to get it together. That was pointless. Here is the other funny thing, I am NOT on the loan, I am strictly on the title. Yet, they report it late on MY credit. ILLEGAL!!!! I did not sign, not one document in regards to the loan, my husband did. I have spent so many hours dealing with them and have yet to speak to the same person twice. There is always a different story. I refuse to submit to them and I refuse to allow myself to be ripped off any longer. I am trying to find an attorney who will help start a class action suit. It seems that this needs to be done. Although after much research I realize that the courts usually side with Ocwen. Ocwen makes sure that the venues get changed to where there are more favorable judges (my guess judges that own stock or being paid on the side, it's sad but this is our country.) I have resolved myself to letting go of the property and letting them lose money on their investment. Currently, we owe $326,000. The house is valued at $250,000 in this market. My husband and myself have realized that the stress from dealing with Ocwen isn't worth our health or happiness. Quite honestly, it pleases me to no end that they will lose money in excess amounts. LOL. I have gotten to the point where I actually make fun of the people when they call me. LOL. I know it sounds childish but when you are dealing with them and can't get a straight answer or speak to somebody that speaks ENGLISH, I'm kind of left with little else, except wait for them to foreclose. Which I am doing. I love my house very much but not at the expense of my family. Ocwen's stock has been on a steady decline for about a year and a half. Sound familiar? That was when they took over my loan. My advice to all or some, is simply this: let go. Let Ocwen suffer the loses. I have given up on the fact they will help the situation or fix their problems and I'm NOT going to pay them another red cent. They can kiss my a**. :-) I believe in a matter of time the government will step in and Ocwen will lose their a**es. I will try and find an attorney in the meantime to try and help us out of this pickle, even bankruptcy. If and when I find an attorney that is willing to help ALL of us out and away from Ocwen, I will post his/her name for all of you and every site that I can. I would rather an attorney make money than them. If any of you get an attorney that is willing to handle this, please post their name for others. I wish you all well and hope that you all get away from Ocwen. I read that somebody called them The Mortgage Mafia. LOL. How true. Remember this, it's just a house. It's not worth you or your happiness or your family's health or happiness. It is simply a material possession that can be replaced. Let Ocwen suffer the losses, not you. Life sucks as it is right now don't let them make it worse. Take Care.

Ocwen And Loan Modifications - Nong Kumar Is A Real Gem! Ocwen and Nong Kumar feel that a 99.2% Debt-to-income ratio is acceptable. Orlando Florida

I have been trying to get a loan modification. I started this process in May and was informed that it would 'take a couple days' to process the modification. I gave Ocwen a couple weeks, did not hear anything and made a follow-up call. I was told that the loan mod department was very busy with all of the modification requests and was behind. I totally understood and gave them another week and called back. Same answer. This was the response I was getting every week until, yesterday, July 7, 2008. I finally made it through to the loan modification department and spoke with a man named Dave. I did not get his last name. He had indicated to me that per the financial information I had submitted, I did not qualify for a modification. I was stunned. I couldn't believe what I was hearing, so I asked that he go through every number with me. We went through all my expenses and my income and it had been concluded that since my husband and I bring home, $9440.43 and my total bills equal $9367.80, we made enough money to be able to handle the payment. My debt-to-income ratio is at 99.2% and it was determined that I make enough to not warrent a loan mod? I was an underwriter for 10-yrs and in all of my years, I have never heard of such a thing. Industry guidelines were anything over 50% on a full income doc deal was trouble and the borrower did not qualify.
I asked to speak to Dave's supervisor and he put on the phone a man by the name of Nong Kumar who claimed to be Dave's supervisor. After a very conflictual conversation with this man, he felt it necessary to make this statement, 'I didn't sign the loan docs, you did.' Excuse me? I told him that comment would get him some heat and explained to him that when I signed those loan documents, I was also making $92,000 a year in salary, which, by the way, is a lot less than the $57,200 I am now making. I lost my job in May of 2007. I was unemployed for five months and had to accept a much lower paying job in October of 2007. Also, during those months I was unemployed, not one late payment.
I will be contacting every single regulatory agency regarding this incident. There is no way Ocwen should be getting away with this. I am happy to see that this company has not changed it practices, even in this time of crisis for many homeowners.

Ocwen Loan Servicing CLASS ACTION SUIT PLEASE - Modified Loan to save my house, then they reneged Orlando Florida

My income dropped drastically due to losing my job, I managed to keep current on my mortgage, but knew I couldn't continue to make timely payments at $3796.74. I contacted Ocwen in February, 2008 and they sent me paperwork to complete for a loan modification. I returned the information and have been told numerous time, the modification department was working on it. Then I was told the loan payment would drop to $1927.93 and the interest rate reduced to 4.3% for 3 years.
I received my July, 2008 statement and paid the amount requested, $1927.93 which was noted as a forebearance payment. That payment was received & posted to a suspense account 6/24/08. Yesterday I received another statement from Ocwen asking for another July forebearance payment of $3796.74. In the body of the statement under 'Important Messages' they stated my payment was actually $3546.29 for July 1st.
Today I talked to Nong who is supposed to be a supervisor. He basically told me the loan isn't going to be modified, the employee's that guaranteed me the modification was complete and the statement for the modification amount were all errors!!!!
I cannot make the large payments anymore, I could make the smaller payments, but at this point I am very upset over the lies and deceit. These are unfair, if not illegal business practices and I will have to lose my house but not without alerting the federal authorities of Ocwen's continued deceptive practices. Perhaps there will be additional lawsuits against Ocwen as there have been in the past. The internet proves I am not the only one who has been treated unfairly.
Will they NEVER stop hurting people??? Please let me know if there is a class action suit.

My husband and I refinanced our home with Aegis Mortgage. after awhile, we got a letter stating Ocwen was taking over and we started having to pay Ocwen. We were not notified of any changes. when we were finally able to contact a person at Ocwen, they informed us that they were a collection agency for Aegis Mortgage.
Over 6 months, our interest rate sky-rocketed to 13.5%. Ocwen told us it was because we were behind (had a hardship and got a month behind, but were still making payments to them for the entire next 2 months and actually catching up).
As we were trying to catch up, we asked if they would refinance for a lower interest rate. They said absolutely not and that they were just a collection agency for Aegis.
We tried and tried to contact them and finally got some guy that could barely speak English. After trying to speak with him, he told me that they would work with us and send us a packet of paperwork. 4 days later, while we waited for the paperwork, we received a forclosure notice. After calling them and asking why, they informed me they decided to forclose instead of work with us.
We had to spend $1500 and hire a Loss Mitigation company to help us out of the forclosure.
Today, we were told by the Loss Mitigation firm that Aegis went bankrupt and Ocwen was our mortgage company. I thought they were just a collection agency for Aegis?SO....Ocwen decided they are now going to work with us and offered us a loan restructure. after we sign the contract, they have reserved the right to add on all fees accrued from the original forclosure.
Don't need a law degree to know NOT to sign that one!

Ocwen Mortgage cheated my elderly grandparents Philadelphia Pennsylvania

Ocwen Mortgage, operating through a broker fronting as a building contractor(and not a good one) wrote a mortgageat a rate that was higher than it should be, a payment they coudnt afford and had them sign forms that had been faxed and were not legible.
Elderly beware!
When they became ill, I discovered what happend, but it was too late. I made their payment for them untill they ended up in a nursing home.
Ocwen called and told me I would be sued if I didnt pay for the balance, I left the home get forclosed on due to the fact they had no assets to cover it. So much for the family homestead. The home was worth about $35000.00 with approx $48000.00 still due. If all payments were made my grandparents were paying back about $120,000.00 over 30 years starting in their late 60's
Its a shame a company as large as that has to make its money from folks on social security. this all took place between 2000 and 2005.
Just not a company I would ever do business with, Sorry Ocwen.
