Actually I have the same problem with a Loan Modification Agreement, they offered me in December 2007, I sent the check and then, they said that they didnt receive the Loan Agreement Signed and they placed my payment as a "Partial Payment" and originating Late Charges, Property Valuation Fees and other freaking and invented Fees.
I made a claim to the Office of Financial Regulation, Division of Finance 200 East GAines Street, Tallahasse, FL 32399
Pleae write a letter to them along with copies of the statements, letters, etc.
Send the same letter with proof of the situation at: Federal Trade Commsion, Consumer Response Center, 6 th and Pensylvannia Avenue, NW, Washington DC 20580. We need to push together, this is the only way.We need a lot of people making the claim with the same problem so that the Goverment can do something. I sent the letter and they sent me back a letter stating that they are going to inspect what is going on.

Ocwen Ocwen Bank Ripoff racketeering, breach of contract, unfair debt collection practices, overcharging borrowers bogus service judicial misconduct ?

I do not even Know how to begin telling you about what Ocewn is doing to us. It is the same stories every one else is telling, I filed a complaint with the FTC and have not heard a word from them, perhapes it's that im not a lawyer but they are really putting the screws to us with changeing our loan agreement, so called late fees, legal fees for them sending us a certified letter to my husband, one to me and another to both of us and charged 30.00 for each one which we did not sign for. They wont send our monthly statement by regular mail, If when they do we get 3-4 of them on the same day with different amounts owed, We sent them 3 payments in one envelope and they still say we owe them and that we are late if anything we over paid.

Ocwen lied, deceptive, theives Centreville Alabama

the loan was approved for the payoff, but ocwen would never give us the payoff. our lawyers were talking and we were talking to ocwen's broker, who stated that he could not understand why ocwen did not except the payoff. because ocwen would make more money on it. then suddenly we were told to get out of the house. all this time we were thinking that a payoff was just around the corner. we were also informed that we were dealing with someone in india. this was told to us by their lawyers. who also tried to get their client to except the payoff. ocwen lied and said they were never informed of the approved loan. so, our family was kicked out of the only home we ever knew. someone please help us.

Ocwen is holding my money for ransom Palm Beach Florida

OK, this is complicated so stay with me. Ocwen took over loan servicing from Bayrock Mortgage in 2006 on rental duplex building. In September 2007, I stopped making mortgage payments, due to both a dispute with Ocwen and deadbeat tenants. In February 2008 the building burned down. My tenant was arrested for arson. I had not been served any foreclosure papers at that time, nor had I received any notice of acceleration at all.
The property was insured for replacement value. I was served with foreclosure papers after I notified them that the place had burned down. They continued to pursue foreclosure. I went in front of Judge Graham in Volusia County, and explained that an insurance payoff was pending and he told the attorney that he would not rule on any foreclosure until the insurance was settled.
I had filed a motion to set aside the lis pendens because of the fire. And also argued in my answer to the foreclosure complaint that predatory lending may exist at loan origination; that they had failed to send me anything to accelerate the mortgage; that they had charged mysterious fees on my account; and the plaintiff in the law suit lacks standing. The plaintiff is HSBC Bank, trustee for asset backed securities etc. I can't find anywhere where HSBC has any interest in this loan. The judge was pretty interested in that tidbit. Judge Boyko ruling against Deutsche Bank, if you're interested. They also stopped sending any statements out to me when I requested a mortgage modification back in September.
The amount of insurance is well over the mortgage amount. After jumping through all of the hoops of the insurance company they finally paid the entire claim, check payable to the owner and Ocwen jointly. Signed the check and sent it to Ocwen. There was nothing else I could do. I have the payoff in writing with letters acknowledging that they received the check.
After they received the check I received a settlement agreement that they want me to sign that signs all my rights away. And the language in the settlement agreement is that if I don't sign it they will return the money to the insurance company and continue to foreclose. I have written a letter to the Ocwen attorney that I am dealing with stating that I will not sign that settlement agreement and they better give me back my money anyway or I'll just have to let the judge decide. I plan to fax it to the attorney on Monday.
Now, interestingly, the attorney for Ocwen that I'm dealing with is in Alabama. I'm in Florida, the property is in Florida, and the Ocwen customer service people I deal with are in Orlando, Florida. That settlement agreement was faxed from her office in Alabama, but has the name of another Florida attorney at the end of the agreement. These are different attorneys from the foreclosure attorneys, Fishman and Shapiro, who were doing the foreclosure. Those guys are more or less like cyborgs, only know one thing. Foreclose.
Does anyone know if that is unlicensed practice of law in Florida? An Alabama attorney preparing a settlement agreement for an insurance property damage refund for property in Florida. FAxed from her office, I dont care whose name is on it.
I probably would not have gone after Ocwen for their business practices if they would have just sent me my check. But now that they're making it difficult and the language in the settlement agreement is so one-sided and self serving, I must have a claim for further damages. They would not negotiate away any of the fees at all on the payoff, even though they knew that the property had burned down, I had to continue to be responsible for the full mortgage amount. They also refused to waive a prepayment penalty. And out of the excess insurance money I am also having to pay attorney's fees when they should have just waited for the insurance money to begin with.
I had to jump up and down and scream and shout to get Ocwen to even acknowledge there was a fire. The attorney in the court hearing in May, after Ocwen was informed of the fire in February, said, oh yea we got some pictures. They got pictures of a burned out building and continued to pursue foreclosure.
I'm hoping one hand doesn't know what the other is doing and customer service will just mail me the check. On Thursday they said that they would. Otherwise I have to back down this attorney or go talk to the judge. The Bar Associations, this Alabama attorney's bosses, and everyone else is going to hear my story.

OCWEN SCAM Katy Texas

Katy, TX
Ocwen has ruined my life now!
I found out I had an ARM in December of 2007. I started their loan modifacation process at the end of Febuary. In April I sent them my deposit to show my agreement with the plan and sent in the loan agreement with the check. I called them to confirm it was received after the check cleared my bank. They said yes. That was on May 2nd.Now its june and it still is not done.
I called Monday June 2nd and they told me that the agreement was not received and that becasue of that the modification is now VOID. and then hung up the phone I had to call back and then the modifcation dept was experianceing high call volume and I would have to leave a message and someone would call me back. It had been 6 hours to find this out by the time someone could talk to me. After I had been on hold and then disconnected on. I did however have someone count how many times I called since May 2nd. It was 16 times. I asked them to read word for word what was in the notes on May 2nd. Of course it was me called to make sure everything was received.
Well then Tuesday of course I never received a call back and so I tried to call again. I talked to a supervisor and they said it was not received either. I had him read May 2nd notes and he said that they callled me to notify me that the loan agreement was not received.
They are lieing to me and changing their stories. I dont know what to do. I am trying to contact lawyers and get help. It is soo expensive though. Any comment or words of advice would be very helpful

OCWEN / OCWEN LOAN SERVICING DECEPTIVE PRACTICE, BOGUS FEES, UNAUTHORIZED LOAN MODIFICATIONS, RIP OFF SENIOR CITIZENS ORLANDO AND WEST PALM BEACH

This company contacted me about 'lowering the interest rate on my elderly mother's loan'. When I received the paperwork it was for a 'loan modification that put the loan in a forebearance status'. My attorney advised against that and I responded in writing that we did not agree with or accept the 'modification documents'. I have made 17 phone calls and spoke with people who give false names in every department. They have charged fees and still show that the loan is in a forebearance modification when it IS NOT and the payments have all been up to date.
In addition, I get phone calls on my cell phone still asking for me to return paperwork from January for a modification that the 'modification department' says is not approved because the lender WILL NOT ALLOW a modification. Go figure. I have all these phone calls documented with dates and names. I have spoke with the Florida Department of Consumer Affairs and was told that they have numerous complaints against Ocwen.
The only way to keep the loan out of their default status is to pay the fees they attach. They will not give me the contact name of the bank that underwrites the loan, I get transfered, put on hold, transfered, put on hold, only to speak with more people who I can't understand. The only success I had was to get one lat fee adjusted after threatening to contact the media.
This loan was originally with Country Wide and was sold to Ocwen, and then sold again. My father passed away last year and I am trying to help my 85 year old mother NOT LOOSE her home.
Todate, after hours of phone calls and thousands of dollars, I still don't have proper information and can't get Ocwen to help.
In addition, in May of 2007 when my father was ill and passed away, they sent a 'forebearance notice' to their home - instead of the proper mailing address which was on file. They tacked on thousands of dollars of fees and attorney fees, would not work with my attorney, and then when we paid 11,000.00 to bring it up to date, they told us we would have to pay another $3,000.00 in fees. We paid $13,000.00 to keep the house out of foreclosure when it was 3 months behind, because they would not work with my elderly mother but demanded money.
SOMEONE WITH POWER TO HELP - LIKE NEWS WATCH 8 NEEDS TO INVESTIGATE THIS COMPANY. THERE ARE HUNDREDS OF COMPLAINTS ON THE INTERNET AGAINST THIS COMPANY.

Ocwen Loan Servicing LLC - Ocwen Federal Savings Loan Modification Plan Demands Waiving All Rights of Recourse. Orlando Florida

Ocwen Loan Sevicing submitted an agreement to me that stipulated that I had to sign away all of my rights of recourse in order to obtain a'Loan Modification.'The legalese included that the agreement would affect 'your rights' and that signing the papers I acknowledged that I had the opportunity to obtain,'independent legal counsel concerning this Agreement.'This agreement for the loan modification if approved by Ocwen ,'will bind and inure to your heirs, executors, administrators, and assigns.' Why are they(Ocwen) adding this to force borrowers to submit to bogus loan modification and forebearance programs that only lead to foreclosure. These are bait and switch tactics that help fuel the mortgage crisis. Criminal is the only way to describe their actions.Any legal agencies out there that are willing to assist I would appreciate your assistance. This is an update on a previous filing March 2008.

Ocwen Stalling On Payoff We have been trying for 6 months to pay off Ocwen, 3 months were during the redemption period and they refuse to talk to us.

This whole mess started when my neighbor fell behind in payments on his land. He was turned over to Ocwen for collections. No notice was given to where his loan was and it took over 2 months to find out who had it when his payments were getting rejected. After getting the run around from Ocwen, transferring to different parts of the company and not able to get a hold of anyone we finally got in touch with a person in the redemption office. We requested a payoff quote and received it finally. Upon advice from our lawyer, we sat in his office on the due date and tried to contact Ocwen for transfer of funds and paperwork. They never called back and now a summons was posted on his door with eviction notice. The kicker is that we have tried to pay off the loan, but Ocwen is refusing to even talk to us.At this point we are not sure of what to do.

Ocwen Federal Bank Ocwen stoled my home of 10 years to make $20,000.00, they cost me my job. West Palm Beach Florida

03/94 I entered into a forbearance agreement with HUD. I was convinced by HUD and Lincoln Service Corp. that this was necessary. I was very confused why this was needed. The forbearance agreement would save me $18.35 per month and increase my purchase price from $42,900.00 to $43,000.00.
U.S. Dept. of HUD, Tampa Office รข€“ Region IV, 501 E. Polk St. #700, Tampa, FL. 33602.Loan Contact Kenneth St. John (800) 228-2839.Payments P.O. Box 105652, Atlanta, GA. 30348-5652.
05/30/95 HUD revised the forbearance agreement;Loan amount - $43,000.00 Monthly Payment - $300.00
04/97 HUD again revised the forbearance agreement;Loan amount - $43,000.00 Monthly Payment - $405.00.
10/97 HUD sold my mortgage to: Ocwen Federal BankLoan amount - $43,000.00 Monthly Payment - $405.00Ocwen Federal Bank1665 Palm Beach Lakes Blvd. #350West Palm Beach, FL. 33401
04/98 Began receiving letters from Ocwen stating my loan was in default and they would attempt to collect the entire amount of the loan. I was not behind on any payments when the collections letters began. At this time, I began sending all payments through Western Union-Quick Collect so I would have documentation of payments made and received.
02/03/99Received Notice of Acceleration from Ocwen, demanding entire amount of $56,927.58 in full. Called the 1-800# provided in the letters, customer service, all they would tell me is the entire amount would need paid or they would foreclose. It took several phone calls to many numbers before someone agreed that only my regular payment was due, not the entire amount. Was informed the demand for payment in full was a computer generated letter sent to all customers. I consulted attorneys to assist in the threats they were making to take my home. The attorneys all wanted $1000.00 - $2000.00 up front with no guarantee. I did not have that kind of money and was afraid Ocwen would take my home.
05/04/99 Received another Notice of Acceleration from Ocwen, now demanding $57,040.08 in full. Again, I called many times before I could speak to someone who explained that only my monthly payments were required. I was not behind in payments when I received this notice.
06/11/99 Received a notice that July 1999 payment amount would be $15,670.19.Called, again I was told that this was a routine mailing, nothing to worry about, just continue making my regular monthly payment.
06/25/99 Ocwen's attorneys filed a suit against me; summons delivered in person on July 1st, demanding payment in full, $41,741.66 on principle and stating foreclosure of property.
07/01/99 Ocwen returned my June and July payments - $772.00.
07/99 Received letters from Ocwen demanding different amounts be paid or they would foreclose, one amount - $16,303.08. Several letters on their letterhead were not signed.
08/02/99 Ocwen returned my August payment - $572.00.
08/04/99 Tried again to find an attorney, with my limited resources. I could not find an attorney that understood the situation or was comfortable suing a bank. I sent a letter to Ocwen stating I was countersuing, claiming wrongful foreclosure, stating they had returned 3 payments in a row to purposely file foreclosure.
08/11/99 I sent a letter to Ocwen requesting information; When did my loan change from 9% to 10%, why and why wasn't I notified? Requested amortization statement, had never received one from Ocwen.. I wanted to know the exact application of my monthly payments.Information returned; 08/01/97 04/22/99 only $462.00 went to principle.
08/99 New forbearance agreement entered with Ocwen. They agreed to put back interest that accumulated, while HUD had my mortgage, to the rear of the loan, which made me current. They will accept my monthly payment and suits against each other would be canceled. I did not know until this time that the forbearance agreement with HUD was so damaging, that none of the money I paid HUD, $15,525.00, went toward my mortgage.
09/99 Ocwen again sent back my monthly payment, $400.00.
11/99 Ocwen sent me another letter of acceleration demanding; $19,650.00. After the above arrangements were made and they convinced me everything would be fine, I would not lose my home, they again began sending letters demanding huge amounts or I would lose my home.
12/01/99 Filed Chapter 13 to save my home. Payments of $250.00 made to; Terry Smith, Clerk of Court, Tampa, FL.
07/31/00 Chapter 13 hearing, resume payments to Ocwen, per court order.
09/12/00 Ocwen sent an acceleration notice, full amount due - $67,286.65.
10/04/00 Ocwen filed for mediation to resolve differences. I appeared as directed, no representative of Ocwen present. The hearing officer reschedule, again I attended but no one from Ocwen attended. The hearing officer dismissed the mediation, failure to attend by filing party, Ocwen.
10/13/00 Received new forbearance agreement from Ocwen stating $1000.00 down and monthly payments of $517.00 per month.
03/22/01 Court dismissed Chapter 13.
06/30/01 Met with manager of Bank of America to refinance my home and get away from Ocwen.Ocwen refused to cooperate and would not sell my mortgage to my bank.
09/21/01 Notice of intent to terminate forbearance agreement received from Ocwen, amount due,$6239.53.
11/09/01 Ocwen again filed foreclosure on my home demanding; $65,901.38.
12/06/01 Received another letter from Ocwen now demanding; $6952.68.
12/07/01 Filed another Chapter 13 to save my home. Again I could not afford an attorney to assist me with problems by this mortgage company. The attorneys I spoke to did not understand HUD purchased houses or what Ocwen was wrongfully doing.
07/09/02 Ocwen attempted to convince me to cancel the Chapter 13 and reinstate a forbearance agreement again. I refused because they had lied so many times and I did not trust them. Somehow, they convinced the court that they had the right to foreclose and the foreclosure sale of my home was scheduled.
08/02 I contacted an attorney to handle a Chapter 7, my 13 was converted to a Chapter 7.
They would not assist me with anything prior to the Chapter 7 because they would be entering after the fact and for liability reasons could not be involved with the circumstances of the past two years. In Florida you can keep your home when filing a Chapter 7, but since Ocwen prevented me from making payments, I was behind and did not qualify, and would lose my home.
05/03 Phone hearing to resolve Chapter 7 took place. Chapter 7 discharge set for June 2003.
09/03 Contacted the courts for copies of my discharge documents. It was not filed in June as scheduled, but they would file it now.
03/04 Received notification from Ocwen, stating the outstanding balance on my home of $41,268.77 is resolved with the Chapter 7 and fair market vale is $60,000.00. I was not provided a penny of equity even though I made 10 years of payments on my home.
All the stress and worry during the time Ocwen took over my mortgage caused problems in other areas of my life. I lost a lot of time from work for court appearances, etc. I worked for the State of Florida. I was terminated from my 15 year career job.
Ocwen stole my house from me after 10 years in my home. They caused me to lose my career job of 15 years, they ruined my credit and left me with nothing.
I am very interested in suing Ocwen for the damages they have caused me, loss of my home, my career & benefits lost. Ocwen should be held accountable for the damages they have caused us home owners. Several home owners only had a one time shot at home ownership and Ocwen ruined them for life. Thank you for listening.

OCWEN BANK Stool my home

Hi, My name is Janet Purdy, at 7866 Mansion House Crossing, Pasadena, Md. 21122, 410-437-5275 fell free to call me. Please read the whole story. I need HELP.Ocwen Bank has stopped every action for me to save home they used a trustee that came after me like it was personal. And since the buyers bought my home two times at auction the first time for 235.000.00 and the second time for 191.000 I am thinking Bierman, geesing, & ward the trustee had deal with Dave & Sharon Wuest the buyer. My home is worth 352.000.00, I will be only getting about 20.000.00 which the trustee is going hold until July, my family and I will be homeless by evction in about two weeks. Do to me being disabled I do NOT have money to move and we have no where to go Maryland has NO help for use the selters have waiting lists. I am also a widow since 2005 and I gave Ocwen every cent I had my payments where not appiled to my correctly.I am disabled; caring for her elderly mother with a heart problems moms 80 now and a special needs child and one child in school until June he's 15, all will suffer irreparable harm should this court allow Respondents to fraudulently move forward with their illegal eviction. This is only a small part of what happened to me there is much more to my story. And why is it the opening bid opened for less and less money? ILoan documents signed May5,2007 for refinance of my home with 1st Metroplitan mortgage this could have saved the home, but the TRUSTEE, Bierman, Geesing and Ward REFUSED to take the money to pay off the loan and the home went up for auction on May 8,2008. Notice of pending auction received eight days before aution byJanet Purdy. At that time the house was appraisaed at 350.000.00. Auction took place May 8,2008 the opening bid was 263.000.00 and sold this sale was RATIFIED AND CONFIRMED a Motion was filed for unclean hands the sale was recinded because of payment disputes.Loan documents where signed Sept.9,2007 my appraisal was done on Oct.1,2007 the home appraised at 352.000.00 payoff quote was faxed to SRI Mortgage on Oct.5,2007 from Ocwen. Some time in Oct.2007 my home was auctioned with an opening bid of 235.000.00 NO Notice was sent to me via by certified mail or first class mail on Oct.31,2007 Dave and Sharon Weust came to my home and handed me a one page note that they bought my home at the opening bid of 235.000.00 which was RATIFIED AND CONFIRMED my Motion for a Stay was not ruled on at that time. That auction was taken back, because of lack of service by the TRUSTEE, I was told my home was going to auction again in Jan,2008 it was on the auction list for Jan.,2008 at some point it was moved to Dec.28,2007.Loan documents where signed again with another Motrgage broker a payoff was requested from Ocwen but it was never sent to my broker which stopped the process for my refinance. Again NO Notice was sent to me about another auction the opening bid was 191.000.00 this time I was NOT notified by Certified Mail or by Dave and Sharon Weust until after the house went to settlement taking away rights I had to file a Motion or fight for my home. Which would be a violation of my rights.[In Violation of ]: The Fourteeth Amendment to the U.S.Constitution : 'No State shall...Deprive any person of liberty, or property, without due process of law'[Article 24 of the Maryland Declaration of Rights:] '[N]o man ought to be taken or imprisoned or disseized of his freehold, liberties or privileges, or outlawed,or exile, or in any manner, destroyed, or deprived of his life, liberty or property, but by the judgment of his peers, or by the law of the land.' I do not no where to go or what to do. My mental state is so bad I can't think any more, I did appeal the eviction but I don't think that will help and I aiso appealed to the speacial court of appeals but I don't think that will work. So I just keep packing I do not where I will put my stuff and I know I will lose my pets that I LOVE every much. I know I have failed myself and my family, Life is just not worth living any more.Thank You,

OCWEN FINANCIAL Ocwen proves that bankruptcy is not just for the down and out anymore

Ocwen Financial was not selected by my escrow company when I bought my house in Portland OR January 1997. If I has known what I do now I would have insisted on another company. 1. Ocwen accepted only 50% of my bank draft payments and charges late fees for the ones they didn't collect. 2. No one at Ocwen could be reached. Of the dozens of timers I tried to call customer they put me on hold for hours, once for 5 hours and then disconnected me. Customer service had only stock answers read from a script. 3. Web site was continuously 'down' closed for upgrading etc. 4. Finally I when gained the email of the corporate executive he gave me to number of the 'ombudsman' Dept ('there to help me) and the financial office which offered to redo my loan for an extra 5,000 down and 10,000 more than the original. Meanwhile unknown to me, Ocwen was in the process of forclosure. When I found out. I called the there-to-help-me-Ombudsman and gor chewed out by an officious person named Rowanda. 5. I found out, through my attorney, that the only way to save my house is to go through bankruptcy. 6. Then I learned that even after I have satisfied the terms of the bankruptcy, Ocwen may still dun me for money. 6. Now, I am filing for chapter 13 and giving up my house even though I am solvent and have always been able to pay my bills! 14 Proving bankruptcy is not just for the down and out anymore. Thanks to Ocwen corporate greed and the administration that blames foreclosure on the mortgage paying victims. PS A little added note about 1800 HOPE: Rowanda works for them too; expect to be treated like a naughty 5 year old.

I entered into my second month of delinquency I was able to get a money order in the mail to Ocwen and it was sent back to me stapled to a financial report demanding that I complete this form so I did and at the same time I was called and asked a million questions over the telephone and was told oh you can afford a much higher mortgage payment I can complete a foreberance for you with an escrow and at the end of the 12 month foreberance you mortgage payment will reduce back to the original amount and you will have cash in you escrow. So I went for it and noticed after I paid 2500.00 down on this foreberance I still continued to get statements with late fees, attorney's fees, search title fees and the list goes on and I checked the bureau and my payment history was a mess I was reported over 30. 60. and 90 days late on my moetgage history so I called Ocwen only to get someone I could not understand there was a language barrier and he would not put anyone else on the telephone. I CALLED BACK AND GOT SOMEONE TO TELL me a mass of lies. after the 12 month foreberance period I was sent another financial form to be completed and 2 options, a repayment plan or listing my property for sale consequences loss of prperty, Damaged credit rating, deficiency liability, and tax ramifications. I was never given an answer as to where all my extra money went Ocwen could not produce a itimized bill and to this date Ocwen is trying to raise my mortgage payment again and force me to complete another financial report what can I do they has scared my credit and lowered my scores to the point were I cannot get a refi nor a new mortgage therefore i'm stuck with no way out what can a man do when he is striped of all his rights and dignity.

Ocwen Financial Ways to Hold Ocwen Accountable, Straight Up Info, Take It Or Leave It West Palm Beach, Florida

From:http://www.ripoffreport.com/reports/0/327/RipOff0327262.htm

Here's a few more contacts for you to voice your concerns. Start here with contact numbers and names. Beat their phones down and their emails
Ocwen Consumer Ombudsman at (800) 390-4656 or Ombudsman
William.erby@ocwen.com - 561-682-8520ronald.faris@ocwen.com - 561-682-8560scott.anderson@ocwen.com - 561-682-8913call into the switchboard at 407-737-5000 and ask for other members of upper management email and phone number
The best way to get Ocwens attention is to call anyone above or below at the following companies that either supply Ocwen with your accounts or rate Ocwens performace and tell them how bad a job Ocwen is doing. Tell the companies that originated your loan how bad India is screwing up your account, terrible communication, lack of follow up, 5000 Indians, 5000 different answers etc... Tell the rating agencies that drive Ocwens stock price how bad a job Ocwen is doing. Again, Ocwen doesn't wake up every morning and say 'Now how can we screw our 400,000 accounts today'. Reminder, Ocwen makes more money via your performing loan vs a non performing loan, called an interest payment. Ocwen doesn't not intentionally or deceitfully try to break the law. They're just completely stupid via INDIA and upper management that can't settle into a consistent way of doing business. Everyday upper management wakes up and asks themselves how to make more money and they try different rules and regulations, internally, and hope that rules and regulations don't violate any law.

Check Ocwens stock price - Pathetic - Ocwen stock price from 3.55 in 03 to 15 in 2006 back down to 4.65 in 2008. Erby will say, Well this and that, market conditions, economy, blah, blah, at the end of the day, little anticipation of your needs and his mismanagement which funnels down to his incompetent managment team.
As a reminder, Ocwen is a skeleton crew in Orlando, FL, under 125 employees. Intuit - AKA Quickbooks supports takes up the entire top floor and over 1/2 of Ocwens bottom floor. They are also leasing out additional space that Intuit can't occupy. Most of Ocwens foreclosure reps are now in West Palm Beach, FL. India is your biggest liability if your loan is at Ocwen. Reminder, tell the Ombudsman or a manager to raise the USAO flag so that calls to you and from you will route to the US NOT india. And don't take Ocwens excuse that calls will still route to India whent the flag is raised, the call won't. Also tell a manager to place 'USA calls in and out only' in the comments screens on the front screen. Tell your congressman to mandate all calls about a mortgage stay in the US. Site communication, privacy and security of your SS#s and personal data in a foreign country as reasons to keep your accounts in the US.
As far as the last comment made on 02/28 about why Ocwens doors are still open ?
I can answer that, they don't blatantly break laws but they are sloppy with their rules and constantly changing processes. India and the US communication is extremely weak. What a US agent and a homeowner can discuss normally, is foreign to an Indian, they don't have a mortgage system in India. They are learning on the job with your loan and their turnover is very high. Read my original email from 09/03/2007. They aren't crooks, they're just aren't very smart and you pay for their mistakes. When you have a delay in some sort of processing, It's India, when your payment is posted correctly or on time, It's India, when your payment is lost, It's India, when your fax can't be found, it's India, when your payment is sent back, It's India.
As for your complaints on this site. Waste of your time. Your time will be better spent when you begin complaining to rating agencies and the companies that supply Ocwen their loans. Don't complain to the originator of your loan, complain to the lenders company president. A few of the companies that feed Ocwen their loans are New Century, Delta Funding, Lehman Brothers and a host of others. Ask you lender who they farm out your loan to for servicing. Spread the word far and wide. The only problem with you sounding the alarm is that there are so few of you. Keep in mind, Ocwen services about 400,000 accounts. There are about 1300 complaints on this site. 4000 complaints are only 1%. So all you combined are less that .25 of 1 percent. But if you all call rating agencies, mortgage lender presidents, the BBB etc... you might get a more favorable response.
As for the main way to get Ocwen off your back. Pay your mortgage payment on time. A forbearance plan is a priviledge not a right. Basic Forbearance Plan 101. If your payment is 100.00 and you are behind 1 month, How do you make up the payment ? Pay an extra 50.00 over 2 months, or an extra 10 over 10 months, but until your missing payment is accumulated and then utilized to complete the missing payment, you do pay a late charge, but that's better than loosing your home. Ocwen doesn't want your home. Most of you have deferred maintenance needing attention, you may live in a bad area on and on. Ocwen doesn't want the hassle of carrying your homes cost until sold. They want you interest payment. They are rated as a servicer based upon delinquency.
Ocwens infrastructure is weak at best. They are constantly changing, never, never letting their process settle or gain strength before changing again. All this does is to keep the employees off balance and compromise the servicing of your loan. Ocwen calls Six Sigma constant process improvement, but at the end of the day, every conversation splinters the effort of servicing your loan that much more.
If you read back years ago, you can find many posts from Robert the crybaby in Crestline California and Marlene the motormouth from Miami, FL. The worst homeowner that didn't understand the process of loan servicing was Kweku - (puke-up) Hansen. These 3 main whiners were the worst. They don't have a clue how the home they own became theirs or their responsibility once they signed on for the loan. Make it a point to educate yourself on homeownership responsibility. You have a responsibility to repay what you borrowed. You didn't sign a promise to pay.... unless this or that happens in your life including medical issues, loss of job, economic conditions or even if you croak. Ocwen is terrible as a loan servicing company, but you signed a promise to pay. They are governed by what you signed per the companies that assign loans to them. So, quit your complaining and pay what you owe on time.
I'll address any issue from anyone, if you don't pay your mortgage payment for whatever reason, you are guilty. Unfortunately, I still have to audit Ocwens processes and screwups and I'm still amazed at the ineptitude but still not excuse for your lack of prompt payment.

Ocwen Financial Corporation Failure to Complete Loan Modification Agreement West Palm Beach Florida

From: http://www.ripoffreport.com/reports/0/328/RipOff0328145.htm

Approximately one month ago my husband and I received a loan modification agreement from Ocwen Financial Corp that detailed a modification agreement to our loan which would lock us in at a fixed rate throughout the duration of our loan. We called to verify the details of the agreement and then were told that the only thing we needed to do to seal the deal was to sign and date the agreement and then make a payment at the new mortgage payment amount. We did this and waited for confirmation of the process being completed. Several days later we started recieving calls from the collections department stating that we were behind in our payment. We explained our having recieved the modification agreement and the fact that we paid the agreed upon amount according to the agreement. We were then told the process had not been completed but not to worry because everything was okay. To be honest I can not tell you how many phone calls have occured between that time and now but I can give a rough estimate of about at least 20 and that is being modest. We have been put on hold, disconnected, told the matter would be resolved in a matter of days, told someone would contact us because the Loan Modification Dept was experiencing extremely high call volume. We were told it was denied, we were told it is pending, we were told to re-fax information and to include our drivers licenses and it would be settled for the most recent time on last Thursday, April 17,2008 and the matter would be corrected within 48-72 hours. Nowhere on the agreement does it indicate that we needed to send copies of our drivers licenses otherwise we would have faxed that info when we faxed the agreement, yet this was the reason stated that the process had not been completed. Meanwhile we are constantly getting calls from the collections department. We got something in the mail stating we needed to send them info so they could renew our forbearance agreement. We called to clarify we were not entering into another forbearance agreement but rather a Loan Modification Agreement. We called the automated line April 11, 2008 and it indicated we only owed a payment of $310.26 we made that payment. We were then contacted by the collections department stating that we owed $752.00. No one has been able to explain or give us a breakdown of the charges. There are also charges on the statement we asked to be explained no one could offer an explanation. We are being told we owe one amount by the customer service reps, given another amount online, and received a paper statement with another amount. This situation is totally out of control We are now entering a month of this chaos and confustion and are not sure what to do, who to render a complaint to. There is something definitely out of order at Ocwen Financial Corporation but we can't seem to get any cooperation or satisfaction in regards to this matter and we don't want to lose our home simply because they are not giving us the proper information. Honestly we don't know what is going on. If anybody could assist us in this matter is would be GREATLY appreciated. We didn't realize this company was so screwed up until recently.CharlotteIndianapolis, IndianaU.S.A.

Ocwen Loan Servicing Ocwen is a JOKE and I believe they are breaking FTC Consumer Right Laws Orlando Florida

From: http://www.ripoffreport.com/reports/0/326/RipOff0326960.htm
Won't waste anyones time going into detail. I have already reported Ocwen to the Better Business Bureau. Basically, Ocwen is still reporting to the credit bureaus that my account is delinquent even though I have completed all the terms of their modification plan, made every payment plus additional payments - to pay the original contractual loan payments due to prevent reportings to the credit bureaus, AND THEY ARE STILL REPORTING DELINQUINCIES TO THE CREDIT BUREAUS CAUSE THEIR SYSTEMS HAVE NOT UPDATED, WHETHER IT BE TO DELAYS IN PROCESSING BY HUMANS, OR AN OUTDATED SYSTEM THAT CAN NOT HANDLE THEIR VOLUME OF TRANSACTIONS. EITHER WAY, MY PAYMENTS ARE NOT BE REFLECTED IN THEIR SYSTEM AND I AM STILL BEING REPORTED DELINQUENT TO THE CREDIT BUREAUS. IS THIS LEGAL?RobstevensalSan Jose, CaliforniaU.S.A.

Ocwen unresponsive, rude, heartless thieves Internet florida

From:http://www.ripoffreport.com/reports/0/326/RipOff0326873.htm

I am writing this response like others to the experience they have had with Ocwen. It started when I could not refinance, and could not make the payments after my 2 year interest only mortage. I spent countless hours on the phone with these people getting the run around, one time spending 3 hours of I have to transfer you to, holding, to I cannot help you with this, I will have to transfer you again.First off you cannot understand them as they are based in india, and when i had repeatedly asked for someone in the states they said there was no one!My forbarance agreement was so open-ended; 1:they wanted 3 months down payment2:impound my taxes after i had already paid them3:pay insurance when i already pay it.4:and if u agree to these terms and we found out u make more we are going to take more. Who in there right mind would subject themselves to that. Also after all that i said i wanted to do a short sale they sent me the paper work and said they would contact me in 3-5 days they never did and my realtor did 2 1/2 weeks later and they are now not taking any short sales. they never call u when they say they will or send u the paper work they say they will unless it is about getting their money!!!!!

I was contacted yesterday by Ocwen.

I was contacted yesterday by Ocwen. The number that showed up on my caller ID was from Orlando, FL. I re-dialed that number and it claims that number is not in service. The same number called me today and it was a recording to tell me to stay on the line. A minute or so later a man from India started asking me questions. He had my previous name prior to marriage and told me I owed them 1500.00 from 18 years ago. I told him I never had a credit card back in 1989 ( I was in high school) he said it was a loan. Well obviously, I never had one of those either I told him. He kept asking me to verify my SS#, which I would not. He didn't even have my married name, my actual address. He did have my birthdate correct, which I told him he can get from in the internet. This is a SCAM! He told me if I would give him my email address that he would send me over this bill. Told him no to that too. I told him if I owed money on a credit card or loan it would have showed up on my credit report for years, which it didn't. I know I had never had either of these things at the age of 18! I would be VERY weary about accepting these calls. I then told him that I wasn't going to give him any information on me, he then said... Are you refusing to pay this bill? Couldn't believe it. I then did a google search for Ocwen and all it talks about is fraud and scams!

From: http://www.ripoffreport.com/reports/0/322/RipOff0322436.htm

This company has from the very beginning ripped us off. We recieve fees and penalties when they are not due. We have interest charges that are so high, we could better afford a much bigger house with someone else. Our other complaints are that there is no way to even talk to anyone about our problems. Every time I call to talk to them they say I have yto send a written request to thier research department. Once I do a couple weeks later I get a letter saying all is well. The bigger kick in the pants is that shortly after I send the request I get another letter saying It is going up again!!! When I pay the total amounts due one month, the next month has several more charges. is there any help????

Box 785061Orlando, FL 32878-5061FAX: (866) 771-5152RE: 70084504To Whom It May Concern:On January 18, 2008, I received a letter from Ocwen offering me a Loan Modification Agreement so that I could bring my account current and out of forbearance. I read through the agreement, signed it on January 23, 2008 and faxed it to Ocwen on January 24, 2008. To date I have not received any notification or billing stating that this agreement was received. On March 7, 2008, I called the Customer Support Hotline to inquire about my account. At 12:36 pm I spoke with Kash who told me that she had no record of this agreement having been received by Ocwen. Kash put me on hold from 12:49 pm until 1:04 pm and then I spoke with Curtis. He told me that I had to speak to someone in the LRC Department. Curtis transferred me to the LRC and the phone rang once and then I was disconnected. I called back at 1:10 pm and spoke with Shavonne. She also said I needed to speak with someone in the LRC Department and she transferred me to that department. I was on hold from 1:16 pm until 1:30 pm until a Mr. Holland picked up the phone. He took my loan information and then put me on hold. Within one minute, Prasanna then picked up the phone. He stated to me that there was no record of the agreement and that I was to have faxed it in within the 10 days required. I explained to him that is what I did and that I had a fax confirmation to support that. He stated that this did not matter and he would be sending out a new loan modification packet for me to fill out again. I explained to him that at the time of the signing of the loan modification agreement, I was told that I had to pay Februarys payment of $1210 plus $161 in fees. Then starting in March, I would receive a new bill with the correct payment amount along with escrow amount that was needed. I did not receive that information, so I sent my regular forbearance amount of $1210. Prasanna now tells me that since I did not send in the $1371, my $1210 was being held in suspense until I made up the difference. So, my question is this: What is my monthly payment amount? What is my escrow amount? Where is the loan modification agreement that I faxed to you? I know that my foreclosure has been cancelled with the court as I have a court document stating that. I am tired of the run around that I have been getting from Ocwen for the last year. I have abided by the agreed upon forbearance amount, I signed and faxed the loan modification agreement, I call and try to straighten things out and then I have to write to the Ombudsman to get a clear picture of what the problem is and how will it be resolved. Attached to this fax, you will find a copy of the letters that I have received the loan modification that I signed, a copy of the fax cover sheet as well as all my handwritten notes. I expect this to be resolved immediately and my payment of $1210 for March to be applied to my account accordingly, WITHOUT ANY NEW FEES ADDED! If I do not receive a response within 10 days, I will be contacting an attorney and taking Ocwen to court to have this matter resolved by a Judge as I do not feel that Ocwen has my best interest in mind at any point in time within this last year. I have abided by all of Ocwens requests and requirements. At what point does Ocwen admit that they have made mistakes and correct my account?I expect an answer ASAP.

OCWEN They screwed us big time, and no one at their company cares. Carol Stream Illinois

From: http://www.ripoffreport.com/reports/0/304/RipOff0304687.htm

We had bought our home 2 years ago and guess who the lender was OCWEN, well we were exicted to be home owners. The first year was fine, no problemes at all, other then the constant calling when it cam past the due date, but yet you had your grace period.Well Christmas of the next year we mad that payment late, that is where it all went down hill. We had gotten multiple foreclosure letters in the mail and phone calls. My husband and being new at this called them up to see what the problem was. Oh my god they said that we need to pay 1,200.00 to get caugt up and they can arrange a forebearance plan for us to get caught up. We first had to send them 436.oo to start the plan. Well we did.We then got these papers in that said we would be on it for 6 months and have to pay 600.00 wchich is 200 more then normal. So we did that for the 6 months and I then called them up to see if the payment would be back to normal?????Guess what, I think not they said we are not caught up yet, we would have to extend it for 4 months yet..The whole time I am looking at our monthly statements and there are all of these charges that are Misc, ask them what they are and they don't have a clue.Where did all that extra money we were paying go to..They don't know!!!They reported us as being 90 days late even though we were not..They SUCK SO bad, when you go to the web site to leave comments and stuff, you get a crappy computer generated respones sent back to you..We have tried to refinance but can't because of them, they finally sent us a letter stating that we are no longer in forbearance, but on my statments it said that payments have changed and could reflect on your forebearnace plan.WHAT THE HELL DOES THAT MEAN????idiots complete and udder axxholes is the proper word.If anyone has any info on refi please let me know, Iwould be so grateful....Boop Freeland, Pennsylvania U.S.A.

Ocwen Loan Servicing LLC As Servicing Agent For Lasalle Bank National Association. As Trustee For The Registered Holders Of The Structured Asset Investment Loan Trust,. Payments made, Still going to forclose, No record of Payments from Illinois but have bank canceled checks. Orlando, Florida Carol Stream Illinois

From: http://www.ripoffreport.com/reports/0/321/RipOff0321714.htm

Apparently there is an big error in Ocwen Loan Servicing accounting reports from one unit to another. Ocwen has agencies in Illinois, Texas, California and Florida. Ther may be more agencies but I have not located them as of yet.Ocwen billing statements have at least 7 different addresses on them, Orlando Florida, Carol Stream Illinois, Springfield Ohio, and Fort Worth Texas. For Bankruptcies payment are supposed to be mailed to Ocwen Loan Servicing, LLC, P.O. Box 785053, Orlando, Fl 32878-5053. This is where our payments have been sent however the Fort Worth Texas agency is the one filig the Motion for Relief of Stay with Lawyers based in Houston, Texas.Payments have been made on our home, however for some reason our payments have not been posted by Ocwen to all of its agencies but are reflected on our monthly statement. We have made payments in the past say in April that never posted as received until March a full month later with Late fees and interest added to our account. Each time I get the canceld check is has a stamp on it from Ocwen Lock box hold, I have no idea what that is. This has happened 4 times over the last 3 years.I have canceled checks from our bank that show payments for the months of November & December 2007, and January 2008, February 2008 and March 2008. Our current payment statement says there is only a payment due of $1500.00 however Ocwen has filed a Motion for Relief of stay stating no payments were recieved for the months I have mentioned and have a Court Date of April 10, 2008 has been set.I have mailed copies of my statements, canceled checks and a response letter to Ocwen, its attorneys my attorney and the Bankruptcy Trustee and have gotten No responses from anyone. Even my attorney has not return my phone calls for some reson. We are and have been in bankruptcy since 2003 and have met every requirement of Chapter 13. We have never missed a payment and it is scheduled to finish in November 2008.

Ocwen Financial Services Mortgage Company

From: http://www.ripoffreport.com/reports/0/320/RipOff0320352.htm

I lost my house January 2006 after having my loan for about 4 years. I have had a lot of financial issues due to many personal issues in my family and payments got behind. Everytime I worked out a deal with them, my payments would go up at least $200. I also did an forebearance agreements. We were in the process of trying to work out an agreement with them and I had actually been able to come up with over $7,000 to send them, and they sold the house right out from under us and basically told me oh well too bad. My parents had built the house before I was born. I grew up in the house. The company is horrible to their customers. I would love to see them out of business, so no one else has to go through what our family has gone through.

Ocwen CHECK DECEPTION

From: http://www.ripoffreport.com/reports/0/319/RipOff0319587.htm

I sent a partial mortgage payment in the form of two separate checks in December of 2007. Both checks have the account number written on them for proper payment publishing (I have to mortgage accounts with this company). Instead of Ocwen posting the payments to the correct accounts they posted it to one account. I found this out after they claimed to have no record of payment for the larger mortgage. I contacted my bank which gave me documented proof that Ocwen did indeed cash both checks. The bottom line is that they refused to correct their mistake, and now I have to pay a month of back mortgage payment that was made current in January 2008. I even filed a complaint with the BBB of Florida. Ocwen claims that I should have sent in the payment stubs. I would like to know where it is written in their policy that not sending in payment stubs gives them the right to rip people off. I still have all the documents to prove my account was current. As of now I'm trying to catch up AGAIN!!!

Ocwen Federal Bank Who's Watching Ocwen?

From: http://www.ripoffreport.com/reports/0/318/RipOff0318559.htm

First I would like to say I am an employee of Ocwen Federal Bank so I know what goes on inside the walls of the REO division located in Orlando Florida. In my opinion, based on my many years of employment and eye witness accounts, I believe Ocwen Federal Bank is corrupt to the core and their entire culture is based on corruption. Unfortunately Ocwen is also responsible for liquidating foreclosures for the United States Department of Veterans Affairs. During my employment at Ocwen I have witnessed a flagrant and may I add arrogant disregard for the law, the American public and Department of Veterans Affairs. Mike Moreland who is also a complete buffoon has run the VA REO Department and regular REO Dept. at Ocwen Federal Bank as his own little investment club. He and a select few of Ocwen employees have used the REO departments including VA to obtain kickbacks from real estate agents all over the country. I can only imagine that the kickbacks range in the tens of thousands if not hundreds of thousands. Those employees in charge of distributing the assets and liquidating the assets often referred to as Residential Sales Managers receives these kickbacks from participating real estate brokers all over the US by way of P.O. Boxes that have been set up to help conceal their crimes. Most of These Residential Sales Managers are not licensed real estate agents or brokers yet they illegally accept commissions from Real Estate Brokers and in return these Real Estate Brokers are provided with the bulk of the most favorable VA and regular REO listings which are the ones in the best conditions with favorable pricing. I have witnessed RSM's disclose to brokers and investors willing to pay kickbacks, the minimum bids for these properties and I have also seen RSM's ignore higher bids to sell properties to preferred brokers and their clients in return for kickbacks. I have seen RSM's use tax payer money provided by VA to fix up properties so these properties can be purchased by friends in return for kickbacks and I have witnessed RSM,s turn around and purchase these homes for themselves and later sell them for huge profits. The third party purchasers are used to conceal the fraud, however if you know what properties were sold you can follow the public records and see that the properties changed hands more than once over the course of a few months and were ultimately purchased by an RSM that works for Ocwen. Honest Real Estate Brokers who do not agree to pay illegal kickbacks will get few or no properties to sell and the ones they do get will be the hardest to sell properties because of condition, location or price. This has been going on for many years at Ocwen and when I/we first approached Mike Moreland about the suspected fraud we were told to mind our own business. We were also approached by the RSM,s committing the fraud and told to keep our mouths shut if we know what was good for us. Those of us who have already resigned from Ocwen because we were tired of the ongoing corruption and favoritism have been giving bad or no references by Ocwen when we applied for jobs elsewhere and have been blackballed from the REO business by most Major REO companies and Banks. Recently several of the employees at Ocwen were let go after enough people complained about their corruption however with the help and support of Mike Moreland and Ocwen these corrupt employees have been able to obtain secure high paying REO jobs at the very same REO companies and Banks that have participated in the blackballing of honest REO managers. . I have no doubt that Mike Moreland himself and others have profited from this illegal activity for many years. Why else would he ignore the fraud and tell us to mind our own business. Shame on VA for giving a government contract to a company that has been sued and is under investigation for so many crimes and injustices. And shame on thos REO companies and Banks that have blackballed so many good and honest REO managers and employees. Is our Government, Banks and Justice system completely indifferent to Justice or are they just for sale to the highest bidder. I will soon leave Ocwen because I am sick of lies, the deceit and the fraud. I would also like to add this note to my comments. Shame Shame Shame on our Government and the Department of Veterans Affairs for giving a government contract, paid for by hard working American taxpayers, to Ocwen Federal Bank who has an entire and very successful department I might add, dedicated to helping American corporations send American jobs overseas. Let me ask you this corporate Geniuses, what are you going to do when Americans can no longer afford your products and services because you sent all of our jobs overseas?

NCI Ocwen Harassment.. after paying the agreement settlement amount Alanta Georgia

From: http://www.ripoffreport.com/reports/0/318/RipOff0318708.htm

I am on disablity, which means I live on a very limited income. I recently called this company {Ocwen} to try and settle the account. After explaining my situation to them and discussing possible payment arrangements. We agreed that if I paid them nine hundred dollars it would settle the account and they would close it and report the account closed to the credit agencies.I did not have that kind of money, but I was able to borrow it from someone I knew. I sent them a cashiers check priority mail. I also included a letter with the check stating it was the settlement amount agreed upon and it would close the account, meaning the account was paid in full. They called the message number I agve them a few days later and informed me they received the check, but they wanted more money. I refused to pay them any more money and told them I was going to get legal help. Now they are calling the message number I left and harassing the person who lives there. It's a crime that companies like this can hassle people and cause them so much emotional and financial distress. I hope that every lawsuit against them is won and their company is forced to close for good.

Ocwen Loan Servicing LLC Bogus Charges, 'Funny Math', Misapplication of Payments, Offshore Customer Service

From: http://www.ripoffreport.com/reports/0/317/RipOff0317974.htm

My Ocwen loan is a 2nd mortgage. I financed my home with an 80/20 fixed rate mortage in 2005. The original loans were through Long Beach Mortgage, who then sold them to Washington Mutual. WaMu in turn sold the smaller $25,000 loan to Ocwen. I missed 2 payments to Ocwen in April and May of 2007. In June of 2007 I enrolled the loan into WaMu's Equity Accelerator Program. Ocwen has been receiving approximately $19 a month above and beyond the amount of my monthly payment since June of 2007, which has not been applied either to the past due balance or to additional principal. Instead, it is sitting in 'suspense' until such time that (so I was told today by the customer service representative in India, and her supervisor, also in India) the amount in suspense is equal to 1 monthly payment, then they will apply it to the current month's payment. While my statements reflect that I have a past due balance of approximately $450, my current payments have steadily decreased to the point where my statment reflects that my current balance for April (not including the $450 past due) is less than $50. Moreover, they are charging late fees and 'miscellaneous' fees. When I inquired regarding the miscellaneous fees, I was told that I was being charged approximately $90 for 3 'drive-by' inspections of my property that occured in August, October, and December of 2007 by 'someone in Ocwen Property Protection.' I insisted on the name of the company, written reports, etc. and stated that I would not be paying for property inspections that I neither requested nor was made aware of.Ocwen recently me sent correspondence giving me the opportunity to enter into a loan modification, whereby I would pay a certain sum of money now, and for the next 3 yrs my interest rate would drop down to almost 4%, and my payments would be almost 1/2 of what they are currently. The modification agreement states that 'you agree... that the unpaid principal balance is...' a figure in excess of the original $25,000 loan I took out when I purchased the property in 2005. Whereas my principal has dropped on my 1st mortgage (the Wamu Loan) from $101,000 to $98,000 in the last couple years, Ocwen wants me to believe that my principal on their loan has only dropped a couple of hundred dollars over the same time period; moreover, they want me to agree (in the form of a loan modification) that the 'modified' unpaid principal balance will be more than the original principal balance that I started off with. I had a real estate lawyer to read it over, and he says in addition to that, the agreement states that I waive alot of rights, including 'any expenses incurred in connection with the servicing of your loan, but not yet charged to your account...are not included in the Unpaid Principal Balance and may be charged to your account after the date of this Agreement.'Funny math, non-American customer service agents, charges for inspections which I had no knowledge of and did not consent to...I intend to write them a letter and follow up with letters to the Attorneys General of Florida and Texas. If there is a class action suit going on somewhere that I can opt in on, please contact me.

Mortgage Nightmares Come True

From: http://www.cbsnews.com/stories/2003/11/28/eveningnews/main585953.shtml

(CBS) Jo Scheck's American dream -- her own home -- was lost when the mortgage payments for her Bel Air, Md., townhouse skyrocketed. "You get this letter April 3, 2000, telling you that your mortgage payments have been increased by $400 a month?" asked CBS News Correspondent Randall Pinkston. "Right," Scheck replied. For years, she'd paid $900 until her mortgage servicer, Ocwen Financial Corporation, said they hadn't collected enough for the escrow. Ocwen reduced the payments by $100, but not enough for Scheck, who was forced into foreclosure. "This is a mistake that they admitted making. They said, you know, sometimes things like this fall thru the cracks," she said. In Hartford, Conn., Kweku Hanson claims Ocwen tacked on homeowner insurance he didn't need, and never credited the thousands in extra payments he'd made on his loan. "The money went to Ocwen, that's all I know," Hanson said. "How much do you think you've lost?" asked Pinkston. "I would say at least $8,000," Hanson answered. Hanson has filed a lawsuit against Ocwen alleging unfair consumer practices. Ocwen calls his charges baseless. Hanson and Scheck are among hundreds of homeowners who have complained about Ocwen's mortgage servicing practices -- complaints that include misapplied payments, bogus late fees, and erroneous threats of foreclosure. "We've seen many consumers who have proof of their mortgage payments but nonetheless are receiving harassing phone calls, default notices and legal complaints leading to foreclosure, inappropriately," said David Berenbaum, National Consumer Reinvestment Coalition.. In a statement to CBS News, Ocwen says they "resolve delinquencies in eight out of ten cases..." that there's "no financial benefit to Ocwen in foreclosing..." Ocwen says they are "closely monitored by federal regulators." In 2000, the U. S. Department of Housing and Urban Development determined that Ocwen had violated rules and regulations on loans Ocwen serviced for HUD. Ocwen agreed to pay $50,000 of HUD's costs to settle the accusations. "There's a real need, I'll add, for better policy and regulation of our mortgage industry especially in the sub-prime marketplace," Berenbaum said. At the least, Jo Scheck wants an apology for her foreclosure -- one she believes should never have happened.

OCWEN LOAN SERVICING/ DELTA FUNDING/ TRI MINNESOTA MORTGAGE FRADULANT CHARGES, DECEPTIVE COMPANY THAT STEELS FROM THE DISABLED ORLANDO/ APPLE VALLEY/ WOODBURY Florida NEW YORK MINNESOTA

From: http://www.ripoffreport.com/reports/0/317/RipOff0317363.htm

I am also a victim from Delta Funding, TRI Minnesota Mortgage, and Ocwen Loan Servicing. Delta Funding transfered my loan to Ocwen Loan Servicing, and it has been the worst experiance in my life. When I had a problem or a concern with my billing statment that they sent me, so I called Ocwen Loan Servicing on the 800 number they provided with my statement, and each and every time their would be some sort of muslim breed that would answer and most of the time all I could understand was a very uneducated language. Ocwen needs to be hiring Americans so we can understand and talk to if we encounter problems, but no OCWEN hired thoes dam muslim breeds. Then when I requested a payoff report they sent it to me and their was around $7,000 in fraudulent fees that they wanted to steel from me.So I told them three times for them to take thoes fraudulent charges off of the report. And they declined, so I ended up paying OCWEN $7000 in fradulent fees just so I could get the HELL out of thier controll. So then I filled a complaint with the Minnesota Attorney Generals Office and they started an investigation on my behalf of OCWEN LOAN SERVICING.So now the Office Of Consumer Ombudsman for Ocwen had sent the attorney general and myself a letter that states that they had inadvertently charged thoes fees to me, and now they will be sending me a refund check to me for paying the fraudulant charges.Anyways STAY AWAY FROM THESE COMPANIES THEIR DECEPTIVE AND FRAUDULANTJustinLowry, MinnesotaU.S.A.

OCWEN LOAN SERVICING OUTRAGEOUS FEES, DECEPTIVE PRACTIVE, WORKOUT'S THAT DON'T WORK OUT

From: http://www.ripoffreport.com/reports/0/317/RipOff0317416.htm

Currently mortgage is being serviced by Ocwen. They agreed to enter into a forbearance agreement with me to make it easier for me. The agreement made it worse and over $20,000 of additional fee's were added on the back end of the mortgage. Almost impossible to get thru to them on the phone. In trying to work out a better payment plan had to get a third party involved before they would even listen. A loan modification was issued with stipulations that they needed to be contacted if property was sold, refinanced, ect. Even after the modification agreement was made ordered a payoff from them and still over $19,000 in interest appearing on pay-off stmt. Due to the current Real Estate Market could not even sell home to cover costs. They are very hard to get a hold of, on hold for several minutes to over half an hour at a time. Then if you do get thru usually not the place you need to be so that person cannot help you even after you have been holding for over half an hour and then they go to transfer you to the so called correct department because there is not a direct line and then they cut you off. This has happened several times. Many time's cannot understand the person on the other line or feel like your talking to a well polished machine. I thought I was doing the right thing by trying to make good on my mortgage but things just seem to get worse and worse and fee's just keep adding up. Nanfrankfort, IllinoisU.S.A.

Ocwen Loan Servicing Reinstatement satisfied in October 2007, still paying bogus fees.

From: http://www.ripoffreport.com/reports/0/316/RipOff0316583.htm

took this loan out in 1999 and to date have only had $2000 applied to the principal. Something is really wrong here.In mid 2007 I fell behind and was facing a foreclosure which I managed to scrape up the monies needed to satisfy the arrears. When I was given the reinstatement figure I was certain to ask if that was all the back charges and any other fees necessary to bring this account current. The answer was yes.......then, a month later I received information that my mortgage payment was past due, and I also was nearing the next payment. I called the company and could not get any intelligent answers since nobody knew what was going on..OK, I paid that figure also.Now.......I again received an excessive billing and questioned it again, to no avail. They transferred me the the research department, which only had a voicemail system. I left a message and we already know that my call will not be returned. Why would it be, nobody knows what is going on or they could answer my questions.Bottom line is.......I have had it. I think this company needs to be exposed for their illegal practices. I am looking for an Attorney who is willing to fight this company, and hopefully bring attention nationwide for all the people they are taking advantage of.There is much more to this story, but I just wanted to let this site know that it is not in New York State this report is coming from. Hopefully we will get some satisfaction if we all stick together. I am truly sorry for the people who have lost their homes, but I also know how stressful this whole ordeal is. Maybe I should let them take it, since I have already paid more than the loan was.Have a great day.

Ocwen Loan Services LLC Disabled And Wrongfully Evicted

From: http://www.ripoffreport.com/reports/0/317/RipOff0317411.htm

First, I am just the tenant. But apart of the trickle down effect. My landlord was forclosed on and evicted who has his own report to tell on this situation. Yet Ocwen did not notify me, the tenant, about it until the eviction process was under way. I offered payment to them, no go. They wanted me out that very day Feb 4, 2008. I attained legal counsel who negotiated for them to give me until March 7, 2008 to vacate said premises. They approached me with a cash for keys agreement on March 1, 2008 to leave the premises in clean condition on March 14, 2008. I signed and agreed to do so. On monday, March 10, 2008, I contacted their(Ocwen's) representative that contacted me to make sure that all was still set for March 14, 2008. I was told no eviction would be going through. Of course that day is not here yet, but I came home on March 11, 2008 to an empty house with an even emptier dumpster out front. I have yet to hear from Ocwen as to why an eviction was done prior to said agreement date. I am a disabled person on fixed income, yet they have no care or concern for this. All my aids, medical equipment, Medicines, furniture, clothes, everything is gone.

Ocwen Complaints? Do Something!

Complaining about Ocwen isn’t enough, unless you complain to the right Government agency! Today I called the Federal Trade Commission and spoke to a Gwen; she informed me that if enough people complain about a company (Ocwen) and have the same type of complaint the Federal Trade Commission attorneys will act on those complaints! Reading this blog and all the other things on the net, we all are saying the same things about this dishonest company! Key word here, Enough people must complain about the same illegal things and same company! I’ve made this easy so if you don’t do it you have no one to blame but Ourselves – Yourself!

Agency: Federal Trade Commission
Phone # 1-877-382-4357 this is a free call
Or file a complaint on line here: https://rn.ftc.gov/pls/dod/wsolcq$.startup?Z_ORG_CODE=PU01

You can expect to spend about 15 to 30 minutes between hold time and talking to a live person telling them your complaint. They will have an attorney call you for detailed information if enough of us complain about Ocwen and what they are doing to thousands of us. Do it now! Please! We must stand together and united.

Thanks JD

OCWEN Can not get a manager to discuss short sale. Can not get through to decision makers. Orlando Florida

From: http://www.ripoffreport.com/reports/0/313/RipOff0313374.htm

It is impossible to get through to Ocwen to salvage my property. I decided to sell the property in August 2006 and have not been able to find a qualified buyer. Finally I have one with cash on hand and Ocwen is delaying making a decision. Their Indian phone reps continuously transfer me into a vacuum of somekind never to be heard again. I have had to call the company back 5 to 6 times per day from being continuously cut off while waiting to speak with someone in collateral. I need help. I've got a bonafide buyer...help me help you Ocwen. No one calls back. No one knows why I called the day before. Everything starts from scratch. ONe person quotes one acceptable price and the next day the price is changed by the next rep. What is going on? If Ocwen believes having the house go to auction is in its best interest, could someone please tell me just to walk away from the house! I will give up if there is no chance of getting a decision from the company.
