In October we worked with a 3rd party to help modify our loan. After hours of deliberation, Ocwens Mr. Marshall and us finally came up with an agreement. We were to pay our loan amount of $5387.00 in November (we did) and $4135.28 in December (we did) and then had to pay principal and interest of $3939.96 in January (we did).The modification was taking what we owed and moving it to the end of our loan $618,434.73, stuck 40Kplus to the end of our loan and lowered the interest rate. Exactly what we were requesting, payment was still a little high but managable. Make a long story short we received a letter on 2/18/09 from a paralegal stating that county records stated our house has been sold. Since it didn't have a name on it I thought it was junk mail but took the chance and called Ocwen anyways. Heard the message that 'Thank you for your payment rec'd in Jan as of May 2008 your balance is $0. Confused I pushed to talk to a representative.He stated yes our house has been sold, that the modification was approved but the forbearance wasn't so they accepted our money but never intended to keep their word.I asked to speak to someone else, he transferred me to REO left a message and of course no response as of yet. I went online to the Tax Accessor and ran our parcel number, our house was sold to HSBC for $355,000 and went 100% sole owner to HSBC, on 2/17/09.Another ironic thing is we had our house up for short sell and was given an offer of $419,000 and Ocwen declined it but yet they accepted the offer of $355,000.Then we rec'd a call 2/20/09 from a representative requesting cash for keys. Of course I said no chance, that something is wrong and they have done us wrong.She sent me to a Manager, again he was requesting the same thing keys for cash so I told him the story and said I even have all the documentation to prove it. He sounded a little shocked and said he would hand this over to someone to research it. As of right now we are in limbo, we retained a lawyer, not sure what good it will do. But we were tryig to do the right thing and it appears Ocwen had no intentions of honouring their word.Since the moment I knew we were in trouble I have been upfront with them and tried to work with them and never once did they until we paid a 3rd party to get involved. We feel we have been scammed and treated as less than. We will not let this defeat us but I guarantee you they will have a fight on their hands. I will go to the media, I intend on writing letters to congress and our legislature, not sure of what will get done, but I know someone somewhere will hear me.

OCWEN Loan Modification From Ocwen - Very Very Terrible Service !!!! Orlando, Florida
I recently was approved for a loan modification from Ocwen. They requested I put down a down-payment for 'X' amount, but needed for me to sign a 'loan modification agreement' first before I pay this down-payment. They mention I should recieve this 'loan modification agreement' within 7 to 10 business days. I wait and wait and still no 'loan modification' in the mail. I call and let them know I've not received the 'loan modification agreement', so they said they will go ahead and re-mail the 'loan modification agreement'. Till this day 10 business days have passed and I have not received this 'loan modification agreement' by mail so I called back the second time and told them just to e-mail it to me instead, this was just getting ridiculous. The 'loan modification' was supposed to have already been signed and sent (faxed) back by a specific date. Now that I've printed it from the email, I call Ocwen to notify I recieved the 'loan modification agreement' by email 'FINALLY' and they told me its too late to send it in....'what kind of crap is that !'* This company is terrible all together, customer service is terrible / they have a 'I dont care about you' type of atitude. They just do NOT understand and care. I've had Countrywide in the past, there customer service were pretty sharp compared to these knuckle-heads.....* The Feds Need To Shut This Company Down - Too Much Bad Is Coming From This Company And VERY Low Confidence w/ Among Its Customers/Consumers !

OCWEN Loan Servicing, LLC Stuck in the worst mortgage ever. They refuse to remodify. Can't refinance with anyone else Orlando Florida
I am stuck in what more than one person has stated to be 'the worst mortgage they have ever seen'. I refinanced with Fidelity in Charlotte N.C in April of 2007, by the way they are no longer there so I can't contact anyone. OCWEN got my mortgage somehow and I found out this year that my 30 year fixed which I was told by Fidelity turns out is a 50 year 5 year fix which I'm paying more than before I refinanced. This of course is my fault as I let the quick talking mortgage broker run too much.Anyway after finding out that I have this ridiculous mortage that I was also told I should have never been put in a 10% interest it should have been around 6% I of course tried to refinance....nobody will touch it. So I'm stuck paying a high mortgage with high interest and can't get out. My husband lost his job and now makes half of what he was, in October I will have to start repaying student loans and there is no way that this mortgage is going to work.After calling OCWEN many times and always speaking to someone in India, they will try and get away by when you ask where you are calling they say 'we have call centers in florida', but ask ...'no, where are you?' and they will tell you India. This company will pretend they will try and work with you. I spoke with a supervisor who I stated that I feel my terms of mortgage should be redone since I should have never been given this in the first place, he made me fax all my paperwork in and told me I would hear back in 5 days...okay 2 weeks later I have to recall only to be told that they see no reason for remodification since I'm not late and can pay. They then told me that I had to change my financial statement to say that my bills weren't so high and then they could 'work with me'. This is fraud and I let the gentleman know this, he said 'fine'. Well after lowering my bills and still not hearing back...2 weeks later called again only to be told....no we will not modify, you can pay your mortgage. I have yet to receive any letter denying my modification request. I spent alot of time faxing information when they had no intention on ever helping. I asked them if they were waiting for me to lose my house before they would help but after reading posts on them I don't think they would even help then.I'm stuck and don't know which way to go....I'm thinking on selling the house but I probably won't make enough to cover what I owe on the mortgage and there is a $6,000. early pay off. If someone has any advice that has dealt with this company please let me know.

Ocwen Financial This company is ripping people off by the way they conduct their business and it is not fair
I am writing this hoping I can get help. My husband and I built our house in 1997 and when we signed the loan it was for 30 years. Our loan was switched to Ocwen in 1999 and since then it has been crazy dealing with them. They are telling me our maturity date is in 2009 and that means our loan was for 10 years and that is not what we signed. Our original balance with them was for 86,125.00 in 1999 and for this day in 2008 that balance is 82,093.27. Where has my money been going. According to them I have paid a little over 4,000 toward my loan in 9 years. Huh? Also we got behind on payments and I borrowed money from family and sent them a check for 2,744 and they did a loan modification. They told me that there would be 274.00 add to my payments for taxes and insurance. Which I did not understand because I paid those. I am being charged all this different fees that I do not know what it for and it keeps getting more each month.Also the loan modification I signed stated that for the first two months I would pay my original payment(which is the trial period) and after that they would add the escrow. Now they are telling me that I have to pay the escrow starting right away. I faxed them my loan modification that stated otherwise and they are still arguring with me. I am beside myself. I do not know what to do. I am sending them money and I am not seeing where it is going. I reguested a history of my payments for as long as my loan has been with them and have recieved nothing. I am so scared that some how I will lose my house. I am worried about the maturity date because according to them that in 2009 my loan will mature and we will have to pay the house off. How am I pose to do that? I just don't know what to do and would love to have some help in this matter.

OCWEN LOAN SERVICING Ocwen Blatantly Lying To Decieve Customer
I inquired about a Loan Mod with Ocwen back in April 2008 and submitted my paperwork (via certified mail) on April 25th.....I was told it would take 15 days to process. After countless phone calls to their 'Customer Service Number' which is in India I finally received the Modification Agreement @ 5pm Friday, June 20th. The agreement stated I had till June 25th. to sign and send back with my down payment. I noticed right away there was some very vague language in the agreement. The first item was in the cover letter and states:NEW MONTHLY PAYMENT: $2,542.59(which may or may not include escrow)Second item was in paragraph 3 which states:'Any payments due for taxes or insurance will be your responsibility in addition to the payments of principal and interest required under the terms of this modification.'I called OCWEN to go over the agreement and asked if my taxes & insurance were included in the monthly payment. Anthony in Bombay assured me the taxes & insurance were in fact included in the payment. Great!! I told him that there was an error in the cover letter and in paragraph #3 that stated that they were not included and asked him to please correct the error. The answer I got was astounding. Anthony informed me that this was their standard agreement that had been approved by the legal department and COULD NOT BE CHANGED. I asked him why he was telling me one thing on the phone but the agreement clearly states otherwise. Anthony informed me (in a very threating manor) that if I did not sign the agreement 'as is' that OCWEN would put my home in foreclosure. Which they ended up doing 2 days later. The next item I inquired about was paragraph 9c that states:'Any expenses incurred in connection with the servicing of your loan, but not yet charged to your account as of the date of this Agreement, may be charged to your account after the date of this Agreement.'I asked Anthony what 'Any Expenses' were and he informed me that was 'legal fees and stuff'. I told him I thought that term was very vague and asked if he could be more specific. This inquiry seemed to irritate him emencely. Again I was informed that this was their standard agreement that had been approved by the legal department and COULD NOT BE CHANGED....along with the standard threat of foreclosure. I feel I'm being forced to sign a misleading agreement that does not reflect what I'm being told on the phone. Aside from hiring an attorney (which I can not afford) what can I do?? WTF?

Ocwen Federal Loan Servicing Company Threatened With Foreclosure when I'm Not Even Behind Payments Orlando Florida
ocwen has sent me a modification agreement to my Loan for me to sign, if i agree to sign it i give up all my rights to pursue anything from them but if i dont sign it i could be forced into forecloser on, based on prior servicer fees,previous bankruptcy expenses and legal expenses they are charging me . I'm not behind on any payments nor have any been missed,I have called them many times and it doesn't do any good,calls are rerouted to a call center in india,where you get someone you can't understand, and you get no where. They tell you their research team will get back to you and it could take up to 15 days.
Why is this Company allowed to Operate in this Country and where is the Goverment to protect it's people from wolves like this.it just goes to show you the little people have noone to stick up for them.

Ocwen Complaints - They are a joke
I am having the same problems with Ocwen all the fees and hours on the phone on hold! I admit I was behind on payments but I made ever effort to fix it I did everything they told me too and am still behind by there calculations! I am considering hiring a lawyer! Dose anyone know any less costly way I can report them and get some legal advice on how to fight them! I had a forbearance plan in place paid it and there was a modification after that they lost my paper work when I sent it in I was smart though and sent it certified! I had to fax them copies of everything! I now find out they have been miss applying my payments to the old forbearance plan not my modification!

Ocwen Loan Servicing LLC Ocwen Mortgage Company- Orlando Florida- Are riping homeowners off- This must stop now Orlando Florida
I see that I am not the only person who is being rip - off by Ocwen. What I don't understand is how Ocwen is getting away with so much? I have had Ocwen since May of 2006. How they came to acquire my loan is still a mystery.
In December of 2005 I refinanced with Quick Loan Funding based here in California. Before my loan finished escrow they sold my loan to Option One. Some how in May of 2006 Ocwen was servicing my loan. They still claim to this day that Quick Loan Funding is who they are servicing my loan to. I told them that Quick Loan funding went out of business here in California March of 2007. Ocwen also has never been on my Title. I can't sell my house because there is no proof of a lender. Ocwen has refused to send proof of who they are paying my mortgage to.
On February 3rd 2008 I filed with Ocwen a loan modification. I had to hire an lawyer because Ocwen never returned any of my calls because I was not in foreclosure. They said I had to be in foreclosure before they would do a modification and that I would have to pay 5,000 to do the paper work. It has been five months. My lawyer has filed several papers with them, they claimed they did not know I had a lawyer, they claim that the papers that my lawyer faxes them, they cannot read.
I had to sell one of cars just to keep my payments current because my daughter and I are on a fixed income. In October I will start falling behind in my payments. This is what they are waiting on. Hoping I will fall behind so they can charge outrageous fees and take my house. All of this could of been avoided.
I cannot understand why when you talk to someone in Ocwen they are always in India. A person you cannot understand.
I don't know what I am going to do come October. Ocwen does not know who they are servicing my loan to, so who have they been paying for almost three years? And if they don't know who my lender is, how can they claim that they can do a modification?
On their recorded message they state; ' we are a debt collector not a mortgage company.' So what gives them the right to say what happens to my mortgage if they do not know who my lender is?
They claim that what I filed with them in February was to old, but my lawyer sent them another modification in May. Now they told me yesterday that the one in February, that I was in to much debt, but they called back and said that they could modify my loan if I did not state my debt? Just put that I owe on my mortgage, and that I do not pay anything else? Isn't that illegal?
These people are hurting thousands of homeowners, they don't know who the so called investors are, they charge fees just to send a paper that is suppose to be free. I had written a letter to all of the C.E.O.'s of Ocwen today, if they do not respond then I hope by the grace of God I can find a lawyer before October to take my case, or my daughter and I will loose our home.
Ocwen told me today that they did not want my home, but yet they play terrible games with the homeowners. Most of their representatives you cannot understand because they barely speak English. I had read many stories about Ocwen, I am going through a horror story my self here in California.

I asked Anthony what 'Any Expenses' were and he informed me that was 'legal fees and stuff'. I told him I thought that term was very vague and asked if he could be more specific. This inquiry seemed to irritate him emencely. Again I was informed that this was their standard agreement that had been approved by the legal department and COULD NOT BE CHANGED....along with the standard threat of foreclosure.
I feel I'm being forced to sign a misleading agreement that does not reflect what I'm being told on the phone. Aside from hiring an attorney (which I can not afford) what can I do??

Second item was in paragraph 3 which states:
'Any payments due for taxes or insurance will be your responsibility in addition to the payments of principal and interest required under the terms of this modification.'
I called OCWEN to go over the agreement and asked if my taxes & insurance were included in the monthly payment. Anthony in Bombay assured me the taxes & insurance were in fact included in the payment. Great!! I told him that there was an error in the cover letter and in paragraph #3 that stated that they were not included and asked him to please correct the error. The answer I got was astounding. Anthony informed me that this was their standard agreement that had been approved by the legal department and COULD NOT BE CHANGED. I asked him why he was telling me one thing on the phone but the agreement clearly states otherwise. Anthony informed me (in a very threating manor) that if I did not sign the agreement 'as is' that OCWEN would put my home in foreclosure. Which they ended up doing 2 days later.
The next item I inquired about was paragraph 9c that states:

Ocwen And Loan Modifications - Nong Kumar Is A Real Gem! Ocwen and Nong Kumar feel that a 99.2% Debt-to-income ratio is acceptable. Orlando Florida
I have been trying to get a loan modification. I started this process in May and was informed that it would 'take a couple days' to process the modification. I gave Ocwen a couple weeks, did not hear anything and made a follow-up call. I was told that the loan mod department was very busy with all of the modification requests and was behind. I totally understood and gave them another week and called back. Same answer. This was the response I was getting every week until, yesterday, July 7, 2008. I finally made it through to the loan modification department and spoke with a man named Dave. I did not get his last name. He had indicated to me that per the financial information I had submitted, I did not qualify for a modification. I was stunned. I couldn't believe what I was hearing, so I asked that he go through every number with me. We went through all my expenses and my income and it had been concluded that since my husband and I bring home, $9440.43 and my total bills equal $9367.80, we made enough money to be able to handle the payment. My debt-to-income ratio is at 99.2% and it was determined that I make enough to not warrent a loan mod? I was an underwriter for 10-yrs and in all of my years, I have never heard of such a thing. Industry guidelines were anything over 50% on a full income doc deal was trouble and the borrower did not qualify.
I asked to speak to Dave's supervisor and he put on the phone a man by the name of Nong Kumar who claimed to be Dave's supervisor. After a very conflictual conversation with this man, he felt it necessary to make this statement, 'I didn't sign the loan docs, you did.' Excuse me? I told him that comment would get him some heat and explained to him that when I signed those loan documents, I was also making $92,000 a year in salary, which, by the way, is a lot less than the $57,200 I am now making. I lost my job in May of 2007. I was unemployed for five months and had to accept a much lower paying job in October of 2007. Also, during those months I was unemployed, not one late payment.
I will be contacting every single regulatory agency regarding this incident. There is no way Ocwen should be getting away with this. I am happy to see that this company has not changed it practices, even in this time of crisis for many homeowners.

Actually I have the same problem with a Loan Modification Agreement, they offered me in December 2007, I sent the check and then, they said that they didnt receive the Loan Agreement Signed and they placed my payment as a "Partial Payment" and originating Late Charges, Property Valuation Fees and other freaking and invented Fees.
I made a claim to the Office of Financial Regulation, Division of Finance 200 East GAines Street, Tallahasse, FL 32399
Pleae write a letter to them along with copies of the statements, letters, etc.
Send the same letter with proof of the situation at: Federal Trade Commsion, Consumer Response Center, 6 th and Pensylvannia Avenue, NW, Washington DC 20580. We need to push together, this is the only way.We need a lot of people making the claim with the same problem so that the Goverment can do something. I sent the letter and they sent me back a letter stating that they are going to inspect what is going on.

Ocwen has ruined my life now!
I found out I had an ARM in December of 2007. I started their loan modifacation process at the end of Febuary.In April I sent them my deposit to show my agreement with the plan and sent in the loan agreement with the check. I called them to confirm it was received after the check cleared my bank. They said yes. That was on May 2nd.Now its june and it still is not done.
I called Monday June 2nd and they told me that the agreement was not received and that becasue of that the modification is now VOID. and then hung up the phone I had to call back and then the modifcation dept was experianceing high call volume and I would have to leave a message and someone would call me back. It had been 6 hours to find this out by the time someone could talk to me. After I had been on hold and then disconnected on. I did however have someone count how many times I called since May 2nd. It was 16 times. I asked them to read word for word what was in the notes on May 2nd. Of course it was me called to make sure everything was received.
Well then Tuesday of course I never received a call back and so I tried to call again. I talked to a supervisor and they said it was not received either. I had him read May 2nd notes and he said that they callled me to notify me that the loan agreement was not received.
They are lieing to me and changing their stories. I dont know what to do. I am trying to contact lawyers and get help. It is soo expensive though. Any comment or words of advice would be very helpful

Ocwen Financial Corporation Failure to Complete Loan Modification Agreement West Palm Beach Florida

Approximately one month ago my husband and I received a loan modification agreement from Ocwen Financial Corp that detailed a modification agreement to our loan which would lock us in at a fixed rate throughout the duration of our loan. We called to verify the details of the agreement and then were told that the only thing we needed to do to seal the deal was to sign and date the agreement and then make a payment at the new mortgage payment amount. We did this and waited for confirmation of the process being completed. Several days later we started recieving calls from the collections department stating that we were behind in our payment. We explained our having recieved the modification agreement and the fact that we paid the agreed upon amount according to the agreement. We were then told the process had not been completed but not to worry because everything was okay. To be honest I can not tell you how many phone calls have occured between that time and now but I can give a rough estimate of about at least 20 and that is being modest. We have been put on hold, disconnected, told the matter would be resolved in a matter of days, told someone would contact us because the Loan Modification Dept was experiencing extremely high call volume. We were told it was denied, we were told it is pending, we were told to re-fax information and to include our drivers licenses and it would be settled for the most recent time on last Thursday, April 17,2008 and the matter would be corrected within 48-72 hours. Nowhere on the agreement does it indicate that we needed to send copies of our drivers licenses otherwise we would have faxed that info when we faxed the agreement, yet this was the reason stated that the process had not been completed. Meanwhile we are constantly getting calls from the collections department. We got something in the mail stating we needed to send them info so they could renew our forbearance agreement. We called to clarify we were not entering into another forbearance agreement but rather a Loan Modification Agreement. We called the automated line April 11, 2008 and it indicated we only owed a payment of $310.26 we made that payment. We were then contacted by the collections department stating that we owed $752.00. No one has been able to explain or give us a breakdown of the charges. There are also charges on the statement we asked to be explained no one could offer an explanation. We are being told we owe one amount by the customer service reps, given another amount online, and received a paper statement with another amount. This situation is totally out of control We are now entering a month of this chaos and confustion and are not sure what to do, who to render a complaint to. There is something definitely out of order at Ocwen Financial Corporation but we can't seem to get any cooperation or satisfaction in regards to this matter and we don't want to lose our home simply because they are not giving us the proper information. Honestly we don't know what is going on. If anybody could assist us in this matter is would be GREATLY appreciated. OCWEN LOAN SERVICING OUTRAGEOUS FEES, DECEPTIVE PRACTIVE, WORKOUT'S THAT DON'T WORK OUT

Currently mortgage is being serviced by Ocwen. They agreed to enter into a forbearance agreement with me to make it easier for me. The agreement made it worse and over $20,000 of additional fee's were added on the back end of the mortgage. Almost impossible to get thru to them on the phone. In trying to work out a better payment plan had to get a third party involved before they would even listen. A loan modification was issued with stipulations that they needed to be contacted if property was sold, refinanced, ect. Even after the modification agreement was made ordered a payoff from them and still over $19,000 in interest appearing on pay-off stmt. Due to the current Real Estate Market could not even sell home to cover costs. They are very hard to get a hold of, on hold for several minutes to over half an hour at a time. Then if you do get thru usually not the place you need to be so that person cannot help you even after you have been holding for over half an hour and then they go to transfer you to the so called correct department because there is not a direct line and then they cut you off.This has happened several times. Many time's cannot understand the person on the other line or feel like your talking to a well polished machine. We bought our home almost 14 years ago (June 1994) with a payment of $598 including taxes & insurance. We were doing fine, so we decided to refinance to get my father's name off of the mortgage. BAD IDEA!! Since September 2001 we have had nothing but problems because of Ocwen Loan Servicing. Our payments skyrocketed. In 2003 when my doctor told me to quit my high stress job things got even worse and we got behind. Well, since then we have been trying to deal with this deceptive company to save our home for our four children. Most recently, they were making us pay $1,298 per month not even including taxes and insurance. When I called them to ask about loan modification (adding to the end of our loan, reducing the interest rate, anything to LOWER the payment) I was told to fill out paperwork and fax it in. Well, I did as I was instructed and their solution was that we pay them a lump sum $3,000 and monthly payments of $1,387! What the heck?!? I faithfully asked for their help, and they screwed us again! I said forget it, we will just continue with what we were paying since that was almost $100 less per month. Oh, NO, you cannot do that because you were taken off of that plan when you requested loan modification! I was NEVER INFORMED of that! So, you know what?? I am not giving this company another penny of my money. We bought our home in 1994 for $71,117 and 14 years later Ocwen Loan Servicing says that we owe them over $106,000! They will not work with me in any way, so I will not deal with them any longer. They are a horrible, deceptive company and are stealing peoples' hard earned money and homes. I only hope that something good comes from this. We are in our home right now, but if we have to move we will. I refuse to give this evil company any more of my hard earned money. If they want our home instead of trying to work with us, so be it. I would rather move than to give in to their deception and lies.
